Dublin, lands extending from Rathmill Manor residential development to the east to lands reserved for the Western Dublin Orbital Route to the west. The Amendments will consist of the following: The replacement of the previously granted Block A, a 4 storey block of apartments, (comprising of 13 no. one bedroom apartments, 15 no. two bedroom apartments, totalling 28 apartments) with 4 no. House type F4, a mid-terrace, 3 storey, four bedroom dwelling, 2 no. F5 House type, an end-terrace, 3 storey, five bedroom dwelling, 1 no. F5E House type, an end-terrace, 3 storey, five bedroom dwelling, and 1 no. F5E2 House type, an end-terrace, 3 storey, five bedroom dwelling. Totalling 8 no. dwellings. Amendments to the surface parking within the development, the provision of bin and bike stores for the mid-terrace dwellings, along with all other ancillary site works.
Amendment to the previously granted planning permission, under SD21A/0087 ABP-310688-21, on their lands at Rathmill Manor, Tootenhill, Rathcoole, Co. Dublin, lands extending from Rathmill Manor residential development to the east to lands reserved for the Western Dublin Orbital Route to the west consisting of the following the removal of the basement level to the previously granted Block A, amendments to the surface parking within the development, to achieve the required number of parking spaces, the provision of a bin store and bicycle stores servicing Block A, and all other necessary ancillary site development works. Permission is also sought for the addition of 4 more units in Block A. Block A is a granted 4 storey apartment block consisting of 24 no. units, 5 no. 1-bed units; 15 no. 2-bed units and 4 no. 3-bed units. It is proposed to increase this to 28 no. units, comprising 13 no. 1 bed units and 15 no. 2 bed units.
(1) Demolition of 5 no. existing dwellings and associated outbuildings on the site. (2) Construction of a 176 no. dwellings on the site to the east of Stoney Hill Road comprising 100 no. duplex units and 76 no. houses and with a mix comprising of 16 no. 1 beds, 50 no. 2 beds, 70 no. 3 beds and 40 no. 4 beds with detached, semi-detached and terraced units. The house types include two storey and three storey typologies and the duplex units are three storeys in height. (3) A total of 245 no. surface car parking spaces for the residential development (including visitor, accessible and EV charging spaces) comprising of 152 no. for the 76 no. houses and 93 no. for the 100 no. duplex units. (4) Bicycle parking comprising of 187 no spaces in total (including 3 no. cargo bicycle spaces) in sheltered bicycle stores. (5) Open space comprising of: a) 8,725 sq.m of public open space, including the main park and pocket parks. b) 2,680 sq.m of communal open space, including 100 sq.m of play to serve the duplex units, c) 4,311 sq.m of ecological open space, including landscape buffers. (6) A new vehicular, pedestrian and cyclist access from Stoney Hill Road to the north-west of the residential development site and a secondary access for emergency vehicles only further to the south on Stoney Hill Road. (7) A 2 no. storey creche building of 639.2 sq.m plus an outdoor play area of 591 sq.m located on an existing undeveloped portion of the Peyton site located to the west of Stoney Hill Road. The creche includes 10 no. car parking spaces and 20 no. bicycle parking spaces. The crèche development includes all associated and ancillary works. (8) Infrastructure works to serve the proposed development to include the internal road network, ESB substations/switchrooms, lighting, site drainage works, hard and soft landscaping, boundary treatment, and all ancillary site services and development works above and below ground. A Natura Impact Statement (NIS) has been prepared in respect of the proposed development and is submitted as part of the planning application.
New primary school (Roll No. 20549P), including 20 classrooms, with a gross floor area of 3,449 sq.m over 3 storeys; The proposed development will also provide a no. multi-purpose hall and all ancillary teacher and pupil facilities; Vehicular, cycle, and pedestrian access to the site is proposed to the north-west of the school, with staff and visitor parking spaces; car and bus drop off and set down facilities and associated set down areas and accessible parking facilities; A secondary, future provision of pedestrian, vehicular and cycle access points are provided to the southern boundary of the site; The development will also include the provision of bicycle and scooter parking; external stores; Internal access roads, cycle and footpaths; hard and soft play areas including 2 ballcourts; piped infrastructure, connections and ducting; external plant area; landscaping and boundary treatments; green roofs, PV panels; 1 ESB substation; EV parking facilities; external courtyards and all hard and soft landscaping; ancillary ramps and stairs; lighting; signage; 3 attenuation tank; SUDs; 3 flagpoles; changes in level and all associated site development and excavation works above and below ground.
Erect 3 no. company logo advertising signs, smoking shelter, sheltered cycle parking spaces, and compactor canopy at Block B, College Lane, Greenogue Rathcoole Co. Dublin. The application consists of the following: Proposed 3no. non-illuminated signage company logo lettering; total area of 24.78m2 located 13.70m above ground floor level on the front (north-east) and side (north-west) elevation; Proposed smoking shelter located at front north-east elevation, 3.90m2, 2.68m high; Proposed 20no. sheltered cycle parking spaces at front north-east elevation; Proposed compactor canopy, 48m2, located 3.51m above ground floor level on the side north-west elevation.
The development amends a permitted warehouse development (as granted under SDCC Reg. Ref. SD19A/0264 and SDCC Reg. Ref. SD21A/0276). Retention permission is sought for the following modifications: the provision of 3 No. gas tanks (c. 1.5 metres high) with associated fencing to the north of the site, resulting in the omission of 6 No. permitted HGV spaces; the addition of a sprinkler tank (c. 29 sq m) and pump room (c. 31 sq m) to the north-west of the site; the provision of entrance and wayfinding signage as follows: 2 No. signs at the northern entrance along the eastern boundary (1 metre high) and 2 No. signs at the southern entrance along the eastern boundary (1 metre high); 2 No. signs on the northern elevation of the constructed warehouse (3.9 metres high and 1 metre high); and 2 No. signs on the eastern elevation of the constructed warehouse (3.9 metres high and 1 metre high); boundary treatments; and all associated development works above and below ground. The proposed development amendments will principally consist of: the provision of crash protection barriers (c. 1.1 metres high) to the south, east and west of the constructed gas tanks; and all associated development works above and below ground.

Minor alterations to the existing warehouse building including a new canopy to the south; three new level access doors on the south elevation and external waste platform; provision of hardstanding and use of the south of the site for operational parking; removal of the existing fencing dissecting the site; introduction of new fencing, security hut, gate, smoking shelter, cycle shelter, lighting, substation and transformer, acoustic screening to the north west and all other associated works.
Retention of a single storey electrical kiosk used to house electric panels for cabling and a reconfigured car parking layout (from that permitted under Reg. Ref.
