A) the removal of existing Eir surface car park(and single storey switchroom/shed c. 32.6 sq.m) and its replacement with the construction of a discount foodstore(to include off licence use) with a gross retail floor area of 2,434 sq.m(net retail area 1,250 sq.m) at ground floor level(with ancillary areas at first and second floor levels) all within a part three, part four storey building of c. 8,748 sq.m(including parking); b) 151 no. car parking spaces in 3 no. levels of multi-storey carparking(73 no. Aldi customer car parking at 1st and 2nd floor level, 69 no. car parking at rooftop level[Eir 67 no. spaces and Aldi 2 no. spaces]), 9 no. surface car parking spaces(for Eir) to rear as well as provision of 2 no. disabled parking spaces and 1 no. electric vehicle parking space on Roches Street; c) 2 no. vehicular access points from Roches Street(1 no. service access with gates and 1 no. vehicular access to multi-storey car park); d) Existing access at the corner of Cecil and Dominick Street is to be retained as service access; e) Provision of 432sqm of office space f) Erection of 2 no. single-sided internally illuminated gable signs on the north elevation, 1 no. single-sided, glass identification sign at entrance door(north elevation) and 2 no. double-sided, internally illuminated display signs(north elevation); g) All lighting, boundary treatment, engineering and site development works(including external plant with gantry) all on a site of c. 0.38ha hectares
