SD06A/0522: Internal modifications to existing ground floor of Block A/B to amalgamate 4 No. permitted retail units, unit 1A (133sq.m.), 2 (177sq.m.), 7 (161sq.m.) and 8 (156sq.m.) into the main anchor retail unit 1(3234sq.m.), and the removal of the escalators and staircases to the basement -1 retail area from retail unit 1 which will comprise a single level ground floor retail anchor unit of 4010sq.m. gross floor area. Ancillary external modifications to facilitate this footplate comprise the provision of steps at the entrance doors and an increase in the finished floor level of what were formerly described as retail units 7 and 8 (but are now incorporated within retail unit 1) from 100.61m to 100.9m. Change of use from public house with a gross floor area of 258sq.m. to retail use, and the change of use of the 30sq.m. residential access hallway to stairs B1 to retail use, giving a gross floor area of 288sq.m. as part of unit 1B and of and the relocation of residential access hallway to stairs B1 from Belgard Square West to Belgard Square South adjacent to existing public car park access, and modifications to the shop front to reflect the change from public house use to retail use. The re-organization of the basement - 1 retail area of 3.997sq.m. already permitted resulting in an overall reduction in gross retail space of 221sq.m., at basement level, the provision of escalators to connect to the ground floor retail area and the basement -1 retail area to provide a single anchor unit, 1B at ground and basement -1 level comprising gross floor area of 4.064sq,m. The removal of lift B1, kegstore, dry store and stair BP 2 from basement -1 and the re-organisation of basement -1 car parking resulting in an increase of 6 parking spaces.
