SD06A/0611: The development will consist of: the construction of 396 no. residential units in a mix of 2/3/4 storey buildings with a total gross floor area (GFA) of c.55,095 sqm comprising 245 no. houses with total GFA of c.39,304 sqm comprising 40 no. 5 bed units: 123 no. 4 bed units (59 no. with garages); 82 no. 3 bed units: dormer windows are provided on Unit Types A, A1, A2, D, D1, D2, F, F1, H: balconies / terraces are provided on House Types A2, B2, D2, F, H; 151 no.apartment / duplex units with total GFA of c. 15,791 sqm comprising 44 no. 4 bed duplex units; 37 no. 3 bed units; and 70 no. 2 bed units: balconies / terraces are provided on Unit Types M, N,M1,N1,O, P,Q,R,T, U, V, W, X; provision of 1 no. 2 storey building comprising 1 no creche at ground floor level (GFA c.200sqm) and 1 no. community facility at 1st floor level (GFA c.145 sqm); the total GFA of the proposed development is c.55,440 sqm: vehicular access to the application site is via 3 no. access roads through adjoining lands to the north of the application site which link to the East - West Distributor Road as follows: 2 no. access roads via permitted residential development (SD04A/0393, under construction ) and 1 no. access via a proposed access road from roundabout on East - West Distributor Road ( subject to a current planning application SD06A/0046); all ancillary site development, landscaping and boundary treatments works on site bounded to the north by residential development under construction (SD04A/0393) and undeveloped agricultural lands, all of which are to the south of the East - West Distributor Road; to the east and south by agricultural lands; and to the west and north-west by undeveloped lands ( subject to current planning applications SD06A/0238 and SD06A/0046).
