Re-pointing, including raking out the existing pointing and repointing the brickwork in a wigged joint to the front facade. Reinstatement of historic sash windows with slimline double glazing to replace non-original sashes, along with all associated ancillary works to the foregoing.
PROTECTED STRUCTURE: The development will consist of change of use of basement office to a 2-bedroom apartment.

The ground floor is part of a recently constructed building containing basement, ground floor and 5 storey overhead containing 25 apartments. Permission was granted (Reg. Ref. 4070/18) to change the use from restaurant at ground floor and to extend the ground floor for use as an Enterprise Centre. The ground floor remains unoccupied for that use and so permission is now sought to use that area as offices. The basement area will continue to be used for services for the building (car parking, cycle parking, shower facilities), with the upper floors containing the approved residential use. RETENTION permission is sought to reconfigure the basement layout to reduce the car parking from 28 to 25 spaces, rearrange bicycle parking for the apartments, bicycle parking and shower and changing facilities for the office use, relocate the bin store and the lift between the basement and the ground floor and rearrange the rooflights overhead.
PROTECTED STRUCTURE: The development will consist of the restoration and refurbishment of the front facade of No. 11 Fitzwilliam Square which is a Protected Structure. The works will consist of the following: 1) Cleaning and re-pointing of the entire facade with lime mortar to include for the replacement of damaged bricks as required, removal of paint from the granite window cills, removal of existing sand cement patent window reveals and re-rendering in lime., 2) Restoration and refurbishment of existing cast/wrought iron balcony at first floor (Piano Nobile) level. 3) Restoration and refurbishment of existing wrought iron railings at street level. 4) Repairs, as required, to front parapet gutter to include the lifting, re-setting on DPC and repointing with lime of existing granite coping stones. 5) Removal of all existing non-original windows (7 No.) and their replacement with new h/w sash windows in a style appropriate to the period. 6) Removal and making good to surrounding brickwork of existing uPVC downpipe on the front facade. 7) General cleaning and repainting of all existing woodwork, door surround, plasterwork etc.
