PROTECTED STRUCTURE: The development consists of subdivision of previously amalgamated No. 13 from No. 11 Baggot Street Upper at ground floor level. The works will include the closing up of two internal openings at ground floor level only resulting in 2 no. independent units. The existing retail use of the site will remain unchanged.

PROTECTED STRUCTURE Donnybrook Fair Ltd., intends to apply for permission for development on lands at No. 13 Baggot Street Upper, Dublin, Dublin 4, D04 W7K5, (Protected Structure RPS Ref. 445). The proposed development will consist of the change of use of the existing retail use at ground floor to café/restaurant use, and all associated site development works.

PROTECTED STRUCTURE: The development consists of: (A) Subdivision of previously amalgamated No. 11 from No.13 Baggot Street Upper at ground floor level, works will include the closing up of two internal openings at ground floor level. (B) change of use from retail use to restaurant/café use with ancillary takeaway at ground floor level.

PROTECTED STRUCTURE: The development will consist of: a) change of use from café to restaurant on the ground floor and basement level; b) fire safety upgrades with introduction of fire lobbies at ground floor and basement level; c) new opening at basement level to rear of building in location of existing non-original window, new opening at ground floor to rear of building replacing existing window with opening similar in dimensions to window above, removal of non-original windows in annex and openings modified to be used for pedestrian access/circulation; d) proposed two storey extension to rear of existing building for restaurant use with glazed roof section connecting new extension to existing structure and; e) upgrade of existing shop front at ground floor level; f) removal of non-original partitions internally to accommodate revised layout.

PERMISSION: For change of use of the existing three storey building from medical consulting use to guesthouse/short term tourist rental accommodation use, providing 4no. short term rental units, with associated internal alterations.

The development will consist of an extension to the rear of the ground floor retail unit at 23-25 Baggot Street Upper to accommodate separate office use. The single storey extension will be at podium level to the rear over undercroft car park. The development provides for a boundary treatment between the proposed office extension and the existing residential development at Durrow Mews.
