The development will consist of: The demolition of existing playroom and kitchen extension structures and garden shed, the addition of a seating area extension to the kitchen / dining room, removal of a chimney structure within the breakfast room and bedroom above, replacement front porch, alteration to the garage to provide an access route to the rear garden and an ensuite bedroom within the remaining space, new windows throughout, and widening of the front gated entrance.

Permission for the Retention of amendments made to the original approved planning application Ref: D23A/0026 at their home, no.31 Oakley Park, Blackrock, Co. Dublin, A94 X5H2. These amended works include, keeping and making good the existing dormer to the front, replacing its existing timber cladding with new cladding as installed and installing a new second rooflight which replace the 2no. new, previously granted metal clad dormers to the front pitch. Permission is requested to the retention of amendments to the rear dormer as constructed, and retention of the rear extension as built, including the omission of the as granted 70sqm single storey, ground floor extension. Permisssion is sought to retain the repositioning of the side door, the resizing of the first floor gable window and minor modifications to the depth of the front garage extension and canopy. The application wishes to provide an alternative timber garage door and remove all previously granted timber cladding so that the entire property will now be finished with a smooth render finish as previously approved for the majority of the facades.

The proposed works include the construction of a 70sqm flat roofed extension with 3no. rooflights to the rear and side at ground floor level. The proposal also includes a 2.7sqm extension to the garage at the front elevation and the inclusion of a new flat roof canopy across the front entrance. The extensions and remaining existing walls will have a smooth render and vertical timber clad finish. At first floor, the existing timber clad dormer to the front will be replaced with 2no. new zinc clad, flat roof dormers while to the rear the existing timber clad dormer will also be replaced with a full width timber clad flat roofed dormer. The proposal includes a new roof light to the front existing pitched roof. The permission will include the demolition of a 11.7sqm flat-roofed rear kitchen extension and 1no. chimney. It also includes the widening of the existing vehicular entrance to 3.4m, alterations to the internal layout, lowereing of the existing ground floor level and all associated site works.
