The development will consist of the construction of a 12.0sqm two-storey extension to the east elevation comprising of new entrance to dwelling and stairwell; modifications to internal ground and first floor layouts; replacement and upgrade of all existing windows; application of external wall insulation and new render finish to existing external walls; the installation of solar panels to flat roof; new inward opening pedestrian entrance gate to boundary wall; landscaping and all associated site works.

(A) The removal of a rear conservatory and balcony above to the easter

Renovation and increase in height to existing deteriorated roadside stone boundary wall (approx. 337m), removal of existing entrance (No. 2), new walls, piers and gates to existing northern entrance (No. 3), new tarmacadam to existing access route, and all associated site works.

Remodelling of the existing bungalow to include:- (i) Construction of extension approx. (160 sq.m.) at ground and first floor level, along with balcony and revised roof profile; (ii) Changes to fenestration on all elevations to include new, and revised, window and door openings; (iii) replacement of existing septic tank with new waste water treatment plant and percolation area to EPA standards; (iv) Detailed landscape plan for the overall site; (v) repairing and raising of return entrance walls, new entrance gates and boundary fencing; (vi) Photovoltaic panels on south east facing garage roof, Air to energy HEAT EXCHANGE units, SUDS, and all site works associated with same, at Clonad, Windgate Road, Howth, Co. Dublin, D13AV25.

Additional works to those already completed on foot of the grant of permission ref. no. F22A/0210, as follows: (i) revisions to the southern elevation comprising the omission of a bay window and the inclusion of a corner window off the living room, (ii) revisions to the western elevation comprising the omission of a bay window off the sitting room, and its replacement with a pair of double doors, the extension of the utility room with the inclusion of a corner window, and the replacement of an external door off the study with a window, (iii) revisions to the northern elevation comprising the removal of a small window in the utility room, the replacement of a window off bedroom 2 with a pair of double doors, and the replacement of a window off the lounge with a pair of double doors, (iv) the inclusion of 5 no. skylights in the roof, and a canopy over the front door, and (v) revisions to the wastewater treatment system location granted under planning ref. no.
