• Demolition of an existing single storey timber building to the north-east of the site. • Development of a new single storey ‘Tigin’ building, comprising a multi-use space for small events, ancillary storage, kitchenette and W/C facilities, providing a total gross floor space of 147sqm, with the proposed ‘Tigin’ to be used be used for ancillary purposes to complement the existing facilities in the main hotel building • The proposed development includes all associated and ancillary works including landscaping and infrastructure works.
The proposed development comprises of amendments, modifications, extension and part change of use of the existing two storey Spa building connected to the hotel to the west of the hotel, including: (a) At ground floor level: (i) Refurbishment of the existing spa facilities and consolidation of all spa facilities into the ground floor of the existing two storey spa building; (ii) An extension to the ground floor to the west of circa 38 sq.m gross to provide for additional space to accommodate the full extent of the spa facilities at ground floor. The proposed extension at this level occurs in the location of an existing deck area to the west end of the building. (iii) New outdoor area to be west of new extension. (iv) An extension to the south of 8 sq.m, located to the west of the existing treatment room. (v) Extension to the north of 5 sq.m to provide for a widening of an existing corridor. (vi) An extension of 26 sq.m to the existing link corridor to the main hotel, to provide a widened corridor. The overall increase in floorspace at ground floor will be circa 77 sq.m gross. (b) At first floor level: (i) Provide the hotel with 6 no. additional guestrooms at first floor level through internal reconfiguration and amendment of existing space and extension of 90 sq.m through infilling of an existing south facing balcony located centrally; (ii) An extension to the west, partly above the extension at ground floor referenced above, to provide additional indoor space of 70 sq.m gross. (iii) A new first floor corridor linking to the existing hotel, above the existing single level corridor to the east of the Spa building, comprising of an extension of 77 sq.m gross. (iv) Part of the large existing lounge at first floor level, to the north of the first floor, to be converted into a yoga space. The existing gym is to be retained with some minor modifications, and a new pilates area to be created by modifying the existing deck space. (v) Extension of 26 sq.m gross (above proposed ground floor extension) to facilitate an extension to the spa facilities. The overall increase in floorspace at first floor will be circa 273.5 sq.m gross. (c) All associated and ancillary works, including lighting and landscaping.
