The proposed development comprises a new single storey extension to an existing beer processing facility with plant at roof level. The proposed extension has a total GFA of c.84 sq.m and an overall building height, including the plant area, of c.19.14m (c.24.34m OD). The extension has a flat roof with a small plant area (c. 24sq.m) screened by metal cladding panels and supportive steel frames. The extension will be designed using new composite brown metal cladding similar to existing building materials within the brewery. PERMISSION & RETENTION: The proposed development seeks to amend a previously permitted development under Dublin City Council (DCC) Ref. 2024/16 (An Bord Pleanala (ABP) Ref. PROTECTED STRUCTURE: The proposed development comprises a ten-year planning permission to provide a building for the Guinness archives on a 638 sqm site. The development includes works and developments to Arthur's House which is Protected Structure No. 8145; the demolition of its rear modern section; the demolition of the part of the Crane Building to its rear; and the construction of a new Archive Building contiguous with and linked to Arthur's House. The development includes: • Opening up existing blind windows and replacing other existing windows in a historically appropriate style; • The installation of an external steel escape stair from the basement front elevation and the insertion of a new gate in the railing to match the existing railing; • Internal re-ordering to include replacement with historically appropriate flooring, fireplaces and cornices; • The demolition of the 1964 internal dividing walls within Arthur's House; • The demolition of 506 sq. m. of buildings, including the rear 1964 section of Arthur's House and the part of the Crane Building to which this is attached; • The demolition of the rear modern exterior ramps, steps, railings and security building; • The construction of a 624 sqm archive building to the rear of Arthur's House; • New exterior works to include ramps and steps; and • All associated works above and below ground. Arthur's House is and will remain 17.26m in height over four storeys and comprises: basement, ground, first and second floors with the third floor in the loft space. The section of the Crane Building to the rear of Arthur's House proposed for demolition is 21.72m in height and comprises ground and four further floors and roof top plant. The height of the proposed four storey new building is 20.85m. The proposed development is located within a site which is the subject of an approved Industrial Emissions (IE) Licence (Ref. No. P0301-04).
PROTECTED STRUCTURE: The proposed development comprises a 10 year permission for works to facilitate the decarbonisation of the brewery and water recovery on site. Demolition and removal of the Old Keg Plant Building and Export Warehouse (part single storey, part two storey buildings – 6,482m2) and associated works including removal of a section of a steel pipe bridge structure. Construction of an Energy Centre comprising a two storey building containing electrical boiler room LV, MCC and HV Rooms with a primary parapet height of 15.15m and including 3 no. flues to a height of 23.65m (28.1m O.D) and external plant compound (72m2) containing transformer equipment. The overall GFA of the Energy Centre (2) Building is c. 788m2. A blue roof (for rainwater attenuation) is proposed at roof level. Construction of a two-storey Water Recovery Plant (WRP) Building with a primary parapet height of 17.35m containing WRP plant and ancillary staff facilities. The overall GFA of the WRP Building is 1,576m2. A blue roof is proposed at roof level. The Water Recovery Plant also includes the following external plant elements: External Equalisation Tank with height of 13.25m including external access stairway; 2 no. Biogas Scrubbers with a height of 6.3m above parapet level and 1 no. emergency flare at a height of 7.5m above parapet level. 2 no. anaerobic treatment tanks to a height of c. 21m above ground level and external odour control plant. Aerobic treatment aeration tank to a height of 12.04m (+17.33 O.D.) with external access stairway, external renewable Biogas Balloon, other external items including ancillary plant / equipment, enclosing bund walls and circulation infrastructure. Demolition and removal of the former Flaking Plant (c. 46m / 11 storey equivalent in height) located centrally within the site (3,001m2), 1 no. two-storey prefabricated building, 1 no. single storey electrical distribution room, 6 no. single storey cabins / containers, vehicular concrete ramp and section of steel pipe bridge structure (691m2). Construction of a Utilities Hub comprising a proposed split-level building comprising a single storey structure (at lower ground level) ranging in height from 4.2m to 9.2m containing heat pumps, workshop, staff accommodation and ancillary plant, and a single-storey structure (at upper ground level) for use as Energy Centre (1) containing electrical boiler room to a height to parapet level of 8.72m, 2 no. flues to a height of 17.22m above upper ground level and including external plant compounds containing transformer equipment at the upper ground level (258m2), and 3 no. external vessels 15m in height at lower ground level. A blue roof is proposed at roof level. External stairs, ancillary site works, hard and soft landscaping are proposed. The Utilities Hub will comprise a GFA of c. 1,996.2m2. The proposed development includes associated site development works including hard and soft landscaping and the extension of new site services routes (both underground and above ground) including ancillary pipe racks, providing electrical and utilities infrastructure, above and below ground drainage. An additional 26 no. bicycle parking spaces are proposed. The application site is located in the curtilage of a number of Protected Structures. An Environmental Impact Assessment Report (EIAR) and a Natura Impact Statement (NIS) will be submitted to the Planning Authority with the planning application and the EIAR and NIS will be available for inspection or purchase at a fee not exceeding the reasonable cost of making a copy at the offices of the Planning Authority. The proposal is located within a site which has an approved IE (Industrial Emissions) Licence (Ref: P0301-04).

The addition of a security access hatch to an existing internal doorset, at ground floor level. Provision of new ground mounted air conditioning units and associated pipework to be attached to the side (west) and rear (north) facades to serve internal office at third floor and associated areas. And all associated works. The proposal is located within a site which has an approved IE (Industrial Emissions) Licence (Ref. No. P0301-04).
The proposed development seeks to amend a previously permitted development under DCC Planning Ref. 2024/16 (An Bord Pleanala Ref. PL29N.246933), as amended by DCC Planning Ref. 3974/19 (ABP Ref. 303060-19). The proposed amendment comprises an alteration to the permitted floorplan at sixth floor level to provide an infill extension of part of the permitted roof terrace at the north-eastern corner of the building by reducing the northern setback from approximately 7m to 4m at this level/location. This extension will deliver an additional c.66sq.m (GFA) office floor space together with a commensurate decrease in the area of the permitted roof terrace at sixth floor level. The proposed alterations to the permitted floorplan at sixth floor level would also result in associated external amendments to the permitted elevations whereby the eastern elevation at sixth floor level is extended northwoards by an additional c. 3m in a matching design/ materials/ finishes, together with a commensurate reduction of the northern setback at sixth floor level along the eastern part of the northern eleveation. In the interest of clarity, it should be noted that no changes are proposed to the permitted scheme at fifth floor level and below. The proposed amendments and extension will result in an increase in the overall permitted floorspace of the development from 22,059 sq.m (GFA), excluding basement levels to 22,125sq.m (GFA), excluding basement levels- an overall increase of approximately 66 sq.m (GFA) of office floor space).
Planning permission for development at the former ‘Irish Distillers Building’, Smithfield, Dublin 7 (the site is bounded by Phoenix Street to the south; Smithfield Square to the west; New Church Street to the north and Bow Street to the east). The proposed development consists of amendments to a previously permitted development under DCC Planning Ref. 2024/16 (An Bord Pleanala Ref. PL29N.246933), as amended by DCC Planning Ref. 3974/19 (ABP Ref. 303060-19) to include the following external alterations and extension of the permitted building: (a) re-alignment of the western elevation at 6th floor level by increasing the setback from the main western façade to 302m (resulting in a reduction of 27sq.m. (GFA) in office floorspace at 6th floor level) together with associated revised area to the permitted roof terrace at the north-western corner of the building at 6th floor level; and (b) amendment of the area of permitted Photo Voltaic (PV) panels and removal of the permitted roof-top plant and replacement thereof with a new 7th floor roof extension (measuring approximately 1,183sq.m. in floor area (GFA) comprising of additional office floorspace) together with the provision of roof terraces at the north-western and south-western corners of the building also at 7th floor level; and (c) provision of an open rooftop plant area with associated plant screening that measure approximately 2.16m in height (above rooftop level) along with green roofed areas on top of the proposed 7th floor extensions; (d) it is also proposed to increase the permitted number of bicycle parking spaces from a total of 212 no. spaces to 216 no. spaces through the provision of an additional 4 no. bicycle parking spaces at ground floor level. The development will consist of the demolition of the existing structures on site and the construction of a new 47 no. bedroom hotel development across basement to 6th floor level, with direct access from Thomas Court. The development also includes associated reception area, bar, seating/dining area, kitchen, staff areas, ancillary storage, toilets, mechanical plant areas, water tank and attenuation tank. All with associated bin storage, mechanical plant at roof level, signage, lighting and site development works.
The proposed development comprises of: Change of use from the existing Enterprise Centre use to Student Accommodation at ground, first, second, third and fourth floor levels at Block C; change of use of existing basement areas from Gymnasium use to Student Accommodation use at Block C and below the existing east courtyard; Demolition of existing roof and demolition of existing rear facade wall of Block C; Construction of a new additional fifth floor level as Student Accommodation and new roof to Block C; Construction of extensions/floor area to the rear of Block C at ground, first, second, third and fourth levels as student accommodation. PROTECTED STRUCTURE. The Land Development Agency intends to apply for permission for development comprising enabling works pending redevelopment at a site of c. 0.65 ha that comprises No. 1-3 Thomas Court, Dublin 8; a former cash & carry building at the rear of Nos. 10-13 Thomas Street West, Dublin 8 (D08 VH9W) with vehicular access to Rainsford Street to the south (The Digital Hub building at Nos. 10-13 Thomas Street West, Dublin 8, D08 PX8H, is a Protected Structure (RPS No. 8149) located outside the Application site); a vacant site between Nos. 13 and 17 Thomas Street West, Dublin 8; and a surface car park to the rear of Nos. 17 to 25 Thomas Street West, Dublin 8 with existing access from Thomas Court to the west. (Nos. 19 and 22 Thomas Street are Protected Structures RPS Nos. 8150 and 8151, respectively.) The application site adjoins structures abutting Vat House 7, Crane Street, Dublin 8 (Protected Structure, RPS no. 2071), and adjoins No. 28 Thomas Street West (“Arthur’s Pub”), Dublin 8, D08 VF83 (Protected Structure, RPS No. 8152). The development will consist of the demolition of: a part-single, part-two storey former cash & carry building to the rear of Nos. 10-13 Thomas Street West, Dublin 8, D08 VH9W, with vehicular access to Rainsford Street to the south (c. 2,939 sq m); a two storey structure (over part cellar) vacant building at Nos. 1-3 Thomas Court, Dublin 8 (c. 476 sq m) and making good of the southern elevation of the adjoining No. 28 Thomas Street West (“Arthur’s Pub”), Dublin 8, D08 VF83 (Protected Structure, RPS No. 8152); and selected boundary walls. The development will also consist of interim development pending the future regeneration of the site to include: the use of an area of c. 350 sq m at Thomas Court as a tree and plant nursery and as an apiary; the erection of hoardings with graphics between No. 13 and No. 17 Thomas Street West, at Nos. 1-3 Thomas Court; and at Rainsford Street at the southern boundary of the former cash & carry building. The development will also consist of the provision of: a redesigned and repositioned vehicular entrance and gate at Thomas Court; boundary treatments; hard and soft landscaping; and all site development works above and below ground, including decommissioning, diversion and replacement of piped services.
PROTECTED STRUCTURE:The development will comprise the removal of the existing automated arm security barrier system at the vehicular entrance/exit onto King Street North and replace the arm barrier with a painted metal, automated telescopic vehicular access gate with associated fencing and will also include a separate pedestrian access gate in the same location as the current arm barrier system. PROTECTED STRUCTURE: Planning permission for the addition of a metal canopy above the access door to the east of the development within the grounds to the rear of the former St Paul's Church, King Street North, Smithfield, Dublin 7, and adjoining Paul's Street Dublin 7 and the former Blackhall Parade, Dublin 7. The development will comprise the construction of a metal canopy above the access door to the east elevation with a painted rendered blockwork support wall with illuminated signage and the addition of a timber facade to the wall below the canopy and also timber treatment to the vehicular access gate to the east of ongoing development Reg ref: 3756/20. No works or alterations are proposed to the former St Paul's Church which is a Recorded Monument (DU018-020414) and Protected Structure and lies within a Zone of Archaeological Interest.
PROTECTED STRUCTURE: Permission for development within the grounds to the rear of the former St. Paul's Church. The development will comprise the construction of a 500m2 detached two storey building generally within the footprint of the former school building and playground (demolished after fire damage in 1992) to include a shared incubator community based kitchen with hospitality, tuition space, demonstration kitchen together with ancillary food preparation and storage, toilet and changing facilities within the building. Reconfiguration to the existing car park to the rear of the former St. Paul's Church will reduce the no. of parking spaces to the rear to 18 along with a delivery drop off and collection zone. 10 additional cycle spaces shall be provided. The two-storey building will include rooftop machinery and plant, photovoltaic panels and rooflights located behind the parapet wall at roof level. The grounds of the former graveyard to the west of the building shall be landscaped and planted with raised flower beds with a grass boarder, bench seating and a memorial plaque placed on the southern boundary wall. Connections are required to existing drainage, foul water, potable water, and utility services located to the north of the building. No works or alterations are proposed to the former St. Paul's Church which is a Recorded Monument (DU018-020414) and Protected Structure and lies within a zone of Archaeological Interest.
PROTECTED STRUCTURE: The building is a protected structure and is located in an architectural conservation area. The proposed works include i. a change of use of the rear of the ground floor unit from home brewers centre to residential unit and ii. a two storey extension on the roof of the existing ground floor to the rear comprising of a residential unit on each floor.
The proposed development will consist of the demolition of an existing unused and derelict squash court and replacement with hardstanding. The space will be used for storage and general brewery use, ancillary to the overall use of the site as a brewery. The erection of new signage consisting of: - 2 no. high level horizontal signs (3.4m x 0.8m) on Oliver Bond Street and Saint Augustine Street elevations. - 2 no. horizontal signs on fascia board (6.3m x 0.5m and 6.6m x 0.5m) on Oliver Bond Street and above the main entrance on Saint Augustine Street; - 1 no. illuminated plaque (0.5m x 0.5m) located at the main entrance on Saint Augustine Street; - Vinyl graphic detail applied to glazing on the main entrance door on Saint Augustine Street; - 1 no. high level sign fixed to a back panel (3.4m x 3.2m) on the northern elevation, facing Usher's Quay; - All of the above signage will have internal LED illumination.
The development will consist of an external enclosed eating area consisting of a steel frame structure in front of the southern side of the premises with glazed panel and retractable roof over.
The proposed development will consist of a new extension to the existing beer processing plant to include a two storey building and six processing tanks. The proposed two storey extension has a total GFA of c. 1,024 sq.m and a building height to parapet level pof c. 14.4 m (20.9m OD). The building will be accessed via ground level doors and serviced through roller shutter doors on the southern elevation. The extension will be designed using new composite brown metal cladding similar to existing building materials within the brewery. The extension has a flat roof with a small plant area (c. 24 sq.m) screened by metal cladding panels and supportive steel frames. Six processing tanks c.24.52m (30.47m OD) are proposed to the north of the proposed extension. These tanks will be smaller than but visually match the existing tanks on site to the east. There will also be associated drainage connections to be made. The proposed development is located centrally within the brewery and is in accordance with the continued use of the site as a brewery. The proposal is located within a site which has an approved IE (Industrial Emissions) Licence (Ref No. P0301-04).
The development located within an Architectural Conservation will consist of the construction of a new bin storage structure to the northern end of Rainsford Avenue, together with all associated site works.
PROTECTED STRUCTURE: The development will consist of; a. Provision of shopfront with individually pin mounted partially back lit fascia signage, to the front elevation of the Pharmacy. b. Provision of a projecting cross-shaped sign to the front of the elevation of the pharmacy. c. The proposed works are to a Protected Structure RPS reference number 8776 (National Inventory of Architectural Heritage reference number 50080606).
PROTECTED STRUCTURE: The development will consist of amendments to a previous permission (Reg. Ref: 2881/21) as follows: Construction of a basement plant area (c. 71m2) and access stairs. Enlargement of the permitted bin store from 16m2 to 18m2. The permitted entrance lobby to the west of the building is to be replaced with an extension of 29m2 which will provide a revised dishwashing area to the south of the building. PROTECTED STRUCTURE: Modification and reuse of the existing building to provide staff canteen, welfare facilities and associated services. Demolition of an existing non-original single storey rear extension comprising toilets, WC and lobby and erection of a new single storey flat roof rear extension with rendered finish and painted mural, to provide new kitchen, stores and toilet facilities.
