Permission for a strategic housing development consisting of the provision of 54 no. additional apartments on the previously permitted Greenacres residential development of 253 no. apartments, as permitted under An Bord Pleanála Reg. Ref. ABP-304469-19. This will bring the total number of apartments to 307, and bring the existing permitted height of 4-6 storeys (max height of c. 20.3m), to a proposed 4-8 storeys (max. height of c. 26.7m). The additional units will be provided for by way of additional storeys, thus giving rise to consequential modifications to the permitted development. The revised proposals consist of: Block A will increase in height from permitted 4-6 storeys to 5-8 storeys, with an increase of 32 no. units, to a total of 150 units (61 no. 1 bed, 78 no. 2 bed, 11 no. 3 bed). Block B will increase in height from permitted 4-6 storeys to 4-7 storeys, with an increase of 14 no. units, to a total of 108 units (62 no. 1 bed, 36 no. 2 bed, 10 no. 3 bed). Block C will increase in height from permitted 4-6 storeys to 5-7 storeys, with an increase of 8 no. units, to a total of 49 units (18 no. 1 bed, 26 no. 2 bed, 5 no. 3 bed). Balconies are provided for on all proposed apartment units, on all elevations. 183 no. additional bicycle spaces shall be provided throughout the scheme increasing the number of bicycle spaces to 583 no. spaces, and the total number of car parking spaces is being reduced from 212 no. to 205 no. spaces. Reconfiguration of the Ground Floor of Block A to allow for an increase in permitted residential amenity space from c. 387sq.m to c. 502 sq.m, an increase in the permitted crèche from c. 236sq.m to c. 285sq.m and additional bicycle parking. The proposed development includes associated ancillary site development works, including an additional sub-station. Permission for an electromechanically-operated entrance gate (effectively to amend Condition 5 (a) relating to the non-inclusion of an 'automatic electronic gate' at the permitted entrance at the permitted development on this site, Reg Ref D22A/0284, granted 21/7/22. Permission D22A/0284 related to alterations and extensions to 'Crosswinds' to include a new front boundary wall/entrance, electromechanical sliding gate, pedestrian gate and associated siteworks. Condition 5(a) to D22A/0284 included a provision 'the proposed new gate for the revised vehicular entrance shall not be an automatic electronic gate in accordance with section 12.4.8.1 'General Specifications' ( of 12.4.8 'Vehicular entrances and Hardstanding Areas' of the current DLRcoco County Development plan 2022-2028). Permission for a strategic housing development consisting of: The construction of a 7-9 storey apartment building with 107no. units (comprising 1no. studio apartment, 50no. 1 bed apartment units and 56no. 2 bed apartment units) and ancillary accommodation totalling 9792sqm gross floor area over an existing podium structure (2.2 to 2.5 metres above pavement level) completed as part of the overall Town Centre development (Reg. Ref: D00A/0112, as amended). The residential accommodation includes resident services, amenities and support facilities totalling 710.5 sqm consisting of lobby area, co-working space, multi- purpose / games room, management office and post room at ground floor level (270.9 sqm), gym at first floor (55 sq.m), cinema/media room at third floor level (55 sq.m), lounge at seventh floor level (114 sq.m) with visitor toilet block (25.3 sq.m), facilities storage (25.3 sq.m) at sixth floor level and residential storage at second floor level (55 sq.m), fourth floor level (55 sq.m) and fifth floor level (55 sq.m). Permission for a Strategic Housing Development comprises modifications to the previously permitted Strategic Housing Development granted on the subject site (Reg Ref ABP-304590-19) (currently under construction). The proposed development affects protected structures (the walls of the Walled Garden and outbuildings), which will be retained/refurbished and modified as part of the development. The proposed development will amend permitted Strategic Housing Development (SHD) ACP Reg.
