The proposal also includes the reuse of the existing vehicular access to the north of the site, ramped access to basement level, all associated site enabling and excavation works, boundary treatments, hard and soft landscaping, together with building mounted signage, site signage and flagpoles.

Installation of 860 Solar PV Panels over the roof of existing retail building and all associated site works and services.

Proposed partial single storey, partial two storey extension to side and rear and internal modification to main house and associated site works

The proposed development will consist of the amalgamation of existing Unit 54 (c. 174 sq.m) and existing Unit 55 (c. 201 sq.m), both retail use, into a single retail unit of c. 381 sq.m through the removal of the existing partition wall between the two units. New internal centre façade for the amalgamated unit to include for 2 no. banner signs of 6.4m x 1.25m.

The development will consist of change of use of the existing vacant ground floor retail unit 1B to a new medical centre, comprising 3 No. consultation rooms, reception and waiting area, canteen and WC facilities and to include alterations of existing double doors on North Elevation to 2 No. single doors.

The development seeking retention consists of the construction of a family flat in the garden to the rear of the house and all associated site works.

Mixed use scheme which consists of: (a) 252 residential units in 3 blocks made up of 247 apartment/duplex units within 2 2-8 storey blocks (1 of which is over podium car park) comprising 119 one bed units, 125 two bed units, and 3 three bed units; 5 2 storey, three bed semi-detached/terraced house; all of the residential units will have associated private open space/balconies/terraces facing north/south/east/west; (b) a separate non-residential block measuring (total floor area c. 1118sq.m) and will comprise a creche (c.430sq.m), retail unit (c. 269sq.m), gym (c.152sq.m), community room (c. 231sq.m), and concierge (c. 36sq.m). The development will have 225 car parking spaces (145 spaces at under croft level, 70 spaces at surface level and 10 spaces at the 5 houses), 5 motorcycle parking spaces and 308 secure bike parking spaces. The site is accessed through the existing vehicular access to the west, off the unnamed road to the west. There will be a number of pedestrian entrances along St. Lomans Road, the Fonthill Road (R113) and the unnamed road to the west. In addition to all the new facilities all other site services and works to enable the development of the site will also be provided including site, bin stores, ESB substations, associated roadworks and services connections, a large quantity of public and communal open space, boundary treatment works and landscaping.

Modifications to the previously permitted Strategic Housing Development granted on the subject site (Reg. Ref. ABP-305857-19), which is currently under construction. The proposed development will provide for amendments to the permitted development as follows: • Permitted Block 1 increased in height by 1 storey and will now comprise 235 apartments in total (an increase of 21 from the permitted 214) • Permitted Block 2 layout will be reconfigured, and increased in height by 1 storey, and will now comprise 34 apartments (an increase of 1 from the permitted 33) • Replacement of permitted Block 3 (a terrace of 5 2 storey, 3-bed houses) with a new 4-5 storey apartment block comprising 28 apartments (an increase of 23 from the permitted 5) • Replacement of permitted Block 4 (a 3 storey commercial block comprising creche, gym, retail unit, community room and concierge) with a 2-5 storey block comprising 16 apartments, creche and residential amenity space (providing a gym, co-working space, a multi-use room, kitchenette and reception). The overall development, as modified, will increase from 252 permitted residential units (comprising 247 apartments/duplexes and 5 houses) to 313 apartments in four blocks (an increase of 61 units) and including 137 1-beds, 171 2-beds and 5 3-beds. The building height will now range up to 9 storeys (previously up to 8 storeys). All apartments will have associated private balconies/terraces to the north/south/east/west elevations. Permitted parking will be revised to now provide 214 car parking spaces (a decrease of 11 spaces) and 378 bicycle parking spaces (an increase of 70 spaces). All associated site services and works to enable the development including bin stores, ESB substations, associated roadworks and services connections, public and communal open spaces, vehicular access, pedestrian/cyclist connections, boundary treatment works and landscaping.

Extension to the existing motor sales outlet with servicing area and associated development consisting of the construction of a single storey (double height) extension (c.568sq.m) to the existing motor sales outlet with servicing area which will comprise of a car body shop and valet area; single storey remote sales office (c.20sq.m); a covered bike shelter; ancillary petrol fill area; alterations to vehicle storage area; alterations and relocation of the exiting vehicle display provision (resulting in total of 79 defined display spaces (59 additional) together with indicative display areas with capacity for c.72 vehicles); a reduction in service spaces (resulting in total of 23 service spaces (3 less)) and relocation and additions to the existing staff car parking provision (resulting in total of 25 staff spaces (5 additional)); provision of a new pedestrian site entrance; signage (3 signs (4.45sq.m; 2.71sq.m; 0.58sq.m); alterations and additions to the soft and hard landscaping, including the removal of existing fence; new boundary treatment and internal vehicle access gate; pedestrian paths and access; paving; tarmac and planting; relocation of vehicle sliding gate; an additional vehicle display podium; additional electric charging bays; new lighting; elevational changes to the existing building to facilitate the extension; an additional attenuation tank; all piped infrastructure and ducting; plant; all associated site development and excavation works above and below ground.

The proposed development will consist of the replacement of 3no. existing illuminated signs with similar and the erection of 1no. new illuminated sign and all other associated site development works. Sign 1 (7.7m x 0.7m) is a high-level sign to replace the existing sign on the eastern elevation of the eastern block. Sign 2 is a new high-level (7.7m X 0.7m) on the western elevation of the eastern block. Sign 3 (5m x 0.9m) is low level wall mounted signage at the site entrance replacing existing sign. Sign No. 4 (8.5m x 0.8m) is a replacement for the existing high level sign over the main entrance to the hotel building.

Relocation of the existing customer service desk (c. 16sq.m) permitted under Reg. SD19A/0197 from the Yellow Entrance Mall of the Central Rotunda to a new location at the junction of the West Mall and the Central Rotunda and all ancillary site development works.

The development will consist of modifications to the permitted scheme (SD21A/0184), including: - increase in the site area to include part of the grass verge to the north (from 1.4ha to 1.6 ha) to provide a soakaway; - Omission of body shop and valet extension and standalone remote sales office (and associated signage) and the construction of a standalone valet building with integrated remote sales office (5.1m max. height) (704.5 sqm total GFA); - Relocation of petrol filling area to the north-east corner; - Reduction and reconfiguration of defined vehicle display spaces (from 120 no. to 80 no., including an increase in the number of EV charging units from 4 no. to 5 no.) -Reconfiguration of indicative vehicle display area; - Relocation of staff carparking area from north-east corner of site to rear of site; - Relocation of enclosed compound from rear of site to north-east corner of site, including the provision of 3 no. new EV charging units; - Relocation of vehicle sliding gate to east of proposed valet building; - Removal of the existing and permitted branded 'Toyota' signage (6 no in total) and replacement with 14 no. new internally illuminated signs (including 4 no. signs on existing motor sales outlet, 6 no. signs on proposed standalone valet building, and 4 no. freestanding signs); - Associated alterations to the hard and soft landscaping, paving, tarmac, planting and lighting to facilitate the proposed amendments; and - All associated site development and excavation works above and below ground.

Conversion of attic space to play room and toilet to include construction of vertical extension to gable wall and reallignment of roof; construction of dormer to rear of dwelling; new internal stairs and associated works; all associated works required to construct the works.

Retention consisting of construction of a rooflight in the main roof to the front of the property; Permission consisting of construction of a dormer window in the main roof to the side of the property as well as the construction of a dormer window in the main roof to the rear of the property.
