Permission for a build to rent apartment development. The proposed development will consist of the demolition of a one-storey extension to the rear of no. 46 Lower Rathmines Road and an existing two-storey structure known as the Old Coach House and the construction of a 1 no. new building which is 4-storey (part 3-storey, part 4-storey) with a gross floor area of 2,600.2 sq.m. PROTECTED STRUCTURE: PERMISSION & RETENTION: Planning permission is sought for retention for demolition of modern rear garage wall, and permission to construct a wall and gates along the historical rear boundary line of a protected structure (re. 599), carried out on foot of planning application Ref: 2707/20, and the removal of an encroaching council owned tree inhibiting existing vehicular access from Cambridge Road.
PROTECTED STRUCTURE: RETENTION & PERMISSION: Retention for demolition of modern rear garage wall, and for the erection and repositioning of timber fence and vehicular entrance along the historical rear boundary line of a protected structure (re.599), carried out on foot of permission ref: 2070/19, and permission to dish footpath for vehicular entrance for access to existing rear parking area from Cambridge Road.
PROTECTED STRUCTURE: PERMISSION:To construct a new single-storey-over-basement dwelling unit at the rear of No. 11 Charleville Road, Rathmines, Dublin 6, D06 Y2R0. The unit will comprise two bedrooms, two bathrooms, kitchen and living area, hall toilet and two external private courtyard spaces, one at basement level and one at ground level, enclosed by solid full-height walls. The building will have a maximum height of 3.15 metres above ground level and will contain a total internal floor area of 114 sq. m., distributed over two levels, while the two private open spaces will comprise a total of 46 sq. m. All windows will be internal to the site and no windows will face outwards from the site. Existing mixed brickwork and blockwork masonry walls to the garden will be retained and the proposed new garden wall to the south of the dwelling will be of drystone construction. No undermining or underpinning of existing boundary walls is occasioned by this proposal, and a method statement for these works accompanies this application. Pedestrian access will be provided from Charleville Road via a two-metre-wide passageway along the eastern boundary of the site. A new opening will be made in the existing front boundary wall, similar to the existing entrances on Charleville Road, with railings and a pedestrian gate, which will be constructed of ironwork to match exactly the original railings. The site is within the curtilage of a Protected Structure at No. 11 Charleville Road. No alterations are proposed to the existing Protected Structure itself, other than the new pedestrian access in the garden areas within its curtilage.
PROTECTED STRUCTURE: Permission to construct a new mews dwelling house at the rear of the site. The mews will comprise two bedrooms, two bathrooms, kitchen and living area, hall toilet and two external private courtyard spaces, one at half basement level and one at roof level, enclosed by solid walls. The building will have a maximum height of 4.5 metres above ground level and will contain a total internal floor area of 120 sq.m., distributed over four half levels, and two private open spaces comprising a total of 40 sq. m. All windows will be internal to the site and no windows will face outwards from the site. Existing stone walls to the garden will be retained and the proposed mews will have a plastered finish to match the original rear walls of adjacent properties. The existing garden will be subdivided using a stone wall, and pedestrian access will be provided from Charleville Road via a two-metre-wide passageway along the eastern boundary of the site. A new opening will be made in the existing front boundary wall and railings to provide a pedestrian gate, which will be constructed of wrought iron, to match the original railings. The site is within the curtilage of a Protected Structure at no.11 Chareville Road. No alterations are proposed to the existing Protected Structure itself, other than the new pedestrian access in the garden areas within its curtilage.
PROTECTED STRUCTURE: Planning Permission for the removal of an existing store/shed and construction of a new store/shed, of area c. 22 sq.m and height 3.0m, to the rear of 21 Mountpleasant Avenue Lower, Ranelagh, Dublin 6, Eircode D06 K128, which is a Protected Structure.
PROTECTED STRUCTURE: Planning permission for alterations to the design of the permitted two-bedroom house fronting Cambridge Road (Reg. no. 4099/18) at the rear of and within the curtilage of 44 Belgrave Square, a Protected Structure, Rathmines, Dublin 6.
