We, Manciano Limited, intend to apply for planning permission for development consisting of amendments to the development permitted under Reg. Ref.: DZ19A/0863, as extended under Reg. Ref.: DZ19A/0863/E, on lands within the townland of Brennanstown, Dublin 18. The application site is bound by Brennanstown Square to the north, Lehaunstown Lane to the west, Carrickmines Stream (partly) to the south, Cabinteely Stream (partly) and Beech Park to the east. The lands are located in the Cherrywood Strategic Development Zone Planning Scheme area and forms part of the Development Area 5 (known as Druid’s Glen) within Cherrywood SDZ. Phase 01 of the permitted development is located to the north of the Cherrywood SDZ Planning Scheme’s Druid’s Glen Distributor Road (also known as P* to P3), currently substantially constructed and opened as a public road. This application relates to development in the Cherrywood Strategic Development Zone (SDZ) and is subject to the Cherrywood Planning Scheme 2014 (as amended). The proposed amendments, which relate to the Phase 01 area of the permitted development, consist of the following: • Provision of an additional 3 no. 2 storey, 3 bed terraced houses (House Type B1) and associated reconfiguration of the permitted surface parking area (including a reduction from 16 no. to 14 no. spaces); • Replacement of 4 no. 2 storey, 4 bed semi-detached houses and 1 no. 2 storey, 4 bed detached house, with 6 no. 4 bed terraced houses (new house types A1 & A2). Ref.: DZ19A/0863/E) provides 342 no. residential units and the proposed amendments would result in an increase to 346 no. residential units.

D24A/0401-WEB. The Grove is a Protected Structure, RPS Ref.1672 and located in an Architectural Conservation Area.

Change of Use from Nursing Home back to original 3 storey detached private residential dwelling with the following internal and external alterations; a) Demolition of 3 storey extension located to the rear (north east) to below ground floor level; b) Demolition of single storey extension with lean-too roof to the side (north west) elevation; c) Demolition of complete lift shaft and external lift house; d) Demolition of existing PVC conservatory to south east elevation; e) Construction of new ground floor rear extension (north east) with pitched roof and new lower level viewing terrace; f) New double height glazed central atrium; g) Removal of extended pitched roof to 2 storey north west elevation and reinstatement of original pitched roof layout. h) Internal alterations to Ground, First and Second Floor layouts to remove all nursing home sub-divisions and reinstate larger room spaces as per original house layout to include for a total of 8 no. bedrooms; i) Upgrade of existing external render finish to original main house walls with breathable lime-based insulating plaster with matching texture finish; j )New underground attenuation tank to south of dwelling and all associated site works; all in lieu of previously granted application reg. ref. D21A/0684 at The Grove, Killiney Hill Road, Killiney, Co. Dublin, A96 XC80. The Grove is a Protected Structure, RPS Ref.1672 and located in an Architectural Conservation Area.

Permission for a change of use

Permission for development at this site, an Architectural Conservation Area. The development will consist of; Construction of additional 16 bedrooms and ancillary accommodation to the sides and rear of the existing nursing home of 1,075m2 on four levels (including a new lower garden level); Ancillary parking adjacent site entrance; Revised access to permitted dwelling ref. D12A/0180 (ABP ref. 06D241285) within the site; incorporation of vehicular entrance improvements ref. D12A/0180 (ABP ref. 06D241285) to the main entrance onto Killiney Hill Road as part of this development and all ancillary works.

Alterations to previously approved development under Reg. Ref. D22A/0286 and ABP Ref. 315848-23 on the site of Kilmore House, Kilmore Avenue, Co. Dublin, A96 F252 (a Protected Structure RPS no. 1685) comprising: (i) minor relocation of the western site boundary 4m to the east; (ii) minor relocation of the dwelling 4m to the east as a result of the relocation of the boundary change; (iii) minor internal alterations to the permitted dwelling to provide for a two storey, 4-bedroom dwelling; and (iv) all associated works including, landscaping (including tree protection measures), planting and boundary treatments, infrastructure, lighting, foul/surface drainage, site works, necessary to facilitate the development.

The proposed development on the site of Kilmore House, Kilmore Avenue, Co. Dublin will consist of; (a) the construction of a two-storey, four-bedroom, detached dwelling to the north-east of Kilmore House; (b) provision of a new vehicular entrance to the site from Kilmore Avenue; (c) on-site parking for two cars; and (d) all associated works including, landscaping (including tree protection measures), planting and boundary treatments, infrastructure, lighting, foul/surface drainage, site works, necessary to facilitate the development.

The development will also include the construction of: ancillary waste storage facilities; ancillary waste recycling collection area; associated car parking (total of 607 no. car parking spaces, comprising 218 spaces at basement level and 389 surface level spaces (including 6 no. ancillary car parking spaces in connection with the childcare facility)); bicycle parking spaces (total of 300 no. cycle parking spaces, comprising 202 basement level spaces and 98 surface level spaces); a number of ancillary public open spaces; provision of boundary treatments; lighting; associated hard and soft landscaping (including changes in site levels and playground provision); associated infrastructural and site development works above and below ground (including 2 no. permanent water attenuation ponds and 1 no. temporary attenuation pond).

Permission is sought for the widening & recession of the existing gateway on Killiney Hill Road which serves the mews dwelling to the rear of the main house, an extended parking area inside the gate and all associated site works.

The development consists of the retention of two lengths of fence that have been erected at two separate locations on either side of lands in the ownership of Killiney Golf Club on lands at Roches Hill, Killiney; and the retention of all works required in erecting them: - Fence 1 – c. 11.36m in length and height of fencing c. 1.24m; - Fence 2 – c. 8.05m in length and height of fencing c. 1.24m; and - The height above ground of both fences varies throughout.
