PROTECTED STRUCTURE: permission for development at a site c. 0.13Ha (1,306 sq m) RPS reference no. 2920 & 8537) The development proposes the demolition of total of c.264 sq m including the existing flat roof terrace on Price's Lane and the link corridor to the rear of the flat roof terrace; the demolition of a pitched roof along Price's Lane and the removal of the existing roof structure to the existing return within the interior of the existing block where additional floors are proposed. The proposed development includes the following works: (A) The conservation, renovation and repair of the existing building; (B) Minor interventions to existing floor plans and layouts, including new wall/enclosure insertions on basement, ground, first and second floors; (C) Removal of recent plaster insertions and cornicing at ceiling level; (D) New floor, wall and ceiling finishes internally as specified in the submitted drawings; (E) General repairs and cleaning of the external façade, including cleaning and repointing of front (south) façade brick; (F) Structural upgrading of existing floors; (G) Replacement 3 no. existing metal sash windows to front (south) elevation with timber replicas of original and replacement of existing PVC basement window to south elevation with timber replica of original; (H) On rear (north) and courtyard (east) elevations, restoration of existing timber sash windows and removal of existing cement plaster and replacement with lime plaster. On courtyard elevation, insertion of 2 no. aluminium double glazed windows with slim line frames (1st and 2nd floor) and 1 no. metal frame window (ground floor); (I) All associated and ancillary works, including other minor interventions to existing layouts to facilitate the proposed short stay use and provision of upgrade services. The total gross floor area of the proposed use is 455 sqm.
Planning Permission for development at 155 Parnell Street, Dublin 1, an existing mid-terrace 4 storey over basement building fronting onto Parnell Street and Parnell Place. The development will consist of the replacement of the existing glazed roof over the smoking terrace at the ground floor facing onto Parnell Place with an acoustically insulated glazed roof, new acoustically insulated glazed screen and acoustic door to the smoking terrace and sundry associated minor works.
The proposed development comprises of the installation of an internally illuminated external sign (c. 8.594 m wide and 1.350 m high with lettering spelling Irish Life and an Irish Life logo (c. 1.725 m wide and 2.750m high) located at the 10 th floor above ground floor of Block 3A and affixed to the external façade of the building on the south elevation; and all associated development work.
Planning permission for development at Blocks 3A and 3B of the Irish Life Centre (and their associated garden areas) at the Irish Life Centre, 1 Abbey Street Lower, Dublin 1, D01 PK03. Block 3A is the highest block at the Irish Life Centre, directly behind the main plaza 'Chariot of Life' sculpture and water feature as viewed from Abbey Street Lower. Block 3B is behind (to the north) of Block 3A and both blocks are linked. Blocks 3A and 3B are bordered to the west by internal gardens and other blocks within the Irish Life Centre, to the east by Beresford Lane, to the north by other blocks within the Irish Life Centre, by Talbot Mall and by other properties facing onto Talbot Street and to the south by the Irish Life Plaza and beyond it by Abbey Street Lower. The proposed development comprises an overall increase in floorspace of c. 6686m2 (from c. 21,330m2 to c.28 016m2) and includes the following elements: an increase in height of Block 3A, from c.34.3m to c.38.5m and of Block 3B from c.24.3m to 31.3m (both measured from the existing podium to parapet) with plant enclosures and garden areas at roof levels; facade and fenestration changes to both blocks; internal changes to the existing blocks including the leisure centre; a new and wider link element (up to 10 storeys above podium level) linking Blocks 3A and 3B, with plant and gardens at roof level; a new atrium/pavilion projecting one storey above part of existing podium garden level, remodelling and landscaping of the existing podium garden area; a roof garden on the new atrium roof; change of use (from medical centre to office) of c. 140m2 at ground floor level and change of use of c.41m2 (from retail space to ancillary office space) at ground floor level; new planting, seating and signage to the first floor entrance balcony to Block 3A; provision of a single storey security hut and security gate at the Beresford Lane vehicular entrance to the site; an overall reduction of car parking spaces on the site of 121 spaces, from 483 to 362 (comprising 23 in the public carpark in the basement and 98 to the Block 3 parking on level 1) and an overall increase of 76 bicycle spaces (from 418 to 494); all of the preceding to include associated plant and ancillary development and site works above and below ground.
The proposed development will consist of the following: • The refurbishment and change of use of the existing Telephone House, a vacant 8 storey building with 9th storey setback and plant at roof level above basement, from office to use as an aparthotel. • The development includes revisions to and refurbishment of the elevations, including new façade treatment to Telephone House. The development includes an extension to the existing eighth floor, a proposed set-back ninth floor level (a maximum height of ten storeys over basement) • The development includes the demolition of the existing core from basement to eighth floor level to the rear of the building and the construction of a new extension from ground to ninth floor level to the rear of the existing building. The proposed extension comprises an additional c. 5,057 sq.m of aparthotel floorspace. The proposed aparthotel will accommodate a total of 296 no. bedrooms/suites comprising 282 no. 1 beds/suites, ranging in size from 21-31 sq.m, and 14 no. 2 bed suites, ranging in size from 38-42 sq.m. • The development includes associated facilities including a gym, cycle store, staff facilities, storage rooms plant and back of house areas at basement level and lobby/lounge, dining room, a café/restaurant unit at ground floor level. The development includes 36 no, cycle spaces within the basement, PV panels at roof level and plant at basement, eighth and ninth. • The proposed development provides all hard and soft landscaping and all associated site development and ancillary works.
Amendments to the development permitted under Reg Ref 4962/22 as amended under Reg Ref WEB2764/24. The proposed amendments to the permitted aparthotel development consist of the following: • Replacement of a permitted shop at ground floor level with business lounge / co-working space (68 sq.m) serving aparthotel guests and visitors. • The development includes minor alterations to the facades, provision of 3 no. additional signage zones on the west elevation; and • All associated development.
The proposed amendments to the permitted aparthotel development consist of the following: • Internal alterations to the permitted layout from basement to ninth floor level resulting from the introduction of a new stair core. • Alterations to the permitted layout at basement level including reconfiguration of storage areas, staff facilities, plant and back of house area and relocation of cycle parking; • Alterations to the permitted layout at ground floor level including the relocation of the gym from basement to ground floor level, replacement of café / restaurant with a shop (68 sq.m), and associated reconfiguration of lobby / lounge including introduction of a licensed bar area; • Internal alterations to the permitted layout from ground floor level to ninth floor level to provide minor changes to the aparthotel bedrooms/suites, resulting in the reduction and reconfiguration of the total number of permitted bedrooms/suites from 296 no. to 290 no. bedrooms/suites, which will comprise of 222 no. studio suites, ranging in size from 22-32 sq.m, and 68 no. 1 bedroom suites, ranging in size from 29-43 sq.m; • The development includes minor changes to the plant and PV panels at roof level (with no change to the permitted building height and no change to the permitted number of storeys); • The development includes minor alterations to the facades, provision of 2 no. additional signage zones on the north and south elevations, and alterations to the signage at the permitted entrance doors on the west elevation; and • All associated development.
Retention Permission for the as-constructed rear elevation (including balconies and extent of rear staircase), as well as the as-constructed configuration at roof level. This application is made on foot of the previously granted application (Ref. No. 2914/13).
PROTECTED STRUCTURE The development will consist of the following; (i) A change of use at basement and ground floor from retail and storage to dental surgery. The development will consist of the following demolition: part of the Basement Level; the single storey structure to the rear of the Ground Floor Level; part of the First Floor Level to the front to create a double height main entrance; the rear return from First to Third Floor Levels; and the Fourth Floor Level. The proposed development also includes: new facades, recessed at the front at Ground Floor Level; alterations to internal layouts; new entrance doors to Parliament Row, Fleet Street and the rear; alterations to services (mechanical and electrical, piped services); PV panels; plant and all associated site development and excavation works above and below ground. The proposed development will result in a building with a total gross floor area that increases by 4,264 sqm (from 4,634 sq m, including the surface level substation, to 8,898 sq m proposed) resulting in a seven storey building (with setbacks) excluding enclosed roof plant room above, all over Basement Level.
Construction of a new electrical substation and switch room to the rear of the site, relocation of the existing electrical sub station and switch room (43m2) from existing basement level to the new location at the rear of the site, a change of use of the existing substation area to hotel use, provision of a new entrance door and glazed screen, provision of a new internal stairs to basement level directly from Fleet Street, repositioning of existing signage and all associated site works.
