PROTECTED STRUCTURE: KW Investment Funds ICAV acting for & on behalf of its sub fund KW Investments Fund I intend to apply for permission for the refurbishment of 4 no. vacant residential units (1 no. 2 bed duplex at ground and basement level & 3 no. 1 bed apartments at 1st to 3rd floor) within existing 4 storey (over basement) building comprising works to internal layouts; removal of modern partitions; restoration of sash windows and lost internal joinery and plasterwork features; extension of existing opening in cross wall on ac-II floors; new stair to serve duplex unit; the addition of roof lights on the inner roof pitch and the lowering of window cills at basement level on front elevation. It is also proposed to construct a new glazed entrance lobby with new glass balustrade and stone clad entrance plinth to the rear of the building, accessed via Stokes Place. This requires the widening of the existing opening in the rear facade and removal of the non-original door. PROTECTED STRUCTURE: For development at No.38 Fenian Street, Dublin 2, a Protected Structure, (RPS Ref. 8743). The development will consist of the provision of a new room/ extension (19 sq.M) at roof level, which is set back 4.6 metres from the front façade, to be used as a Music Room/Living space for the students of the student residence currently under construction in accordance with Planning Reg. Ref.: 4085/22. This new room will involve retaining the existing triangular gable and the existing front roof pile to Fenian street; The removal of the rear roof pile (non-original) to facilitate the new extension/room; The provision of a new stairs to serve the proposed roof extension and all associated works including associated fireproofing to facilitate the proposed development.
PROTECTED STRUCTURE: The development will consist of an amendment to planning application planning ref: 4085/22, consisting of part removal of non-original roof structure and the addition of fourth floor set-back extension of some 27 sq.m with associated roof terrace (11 sq.m) to the south; Replacement of concrete coping to existing brick gable to the street with granite coping stones, the provision of a new stairs to serve the proposed roof extension and all associated works including fireproofing, to facilitate the development.

PROTECTED STRUCTURE: Planning permission for a 60 no. bedroom hotel at Hatch Hall (Protected Structure) Ref: 3642), 28A, Hatch Street Lower, Hatch Place and Hatch Lane, Dublin 2, D02 TF34 on a gross site area of 0.2242 ha. Hatch Hall currently ranges in height from 3 no. floors to 5 no. floors. The proposed development will consist of the following: • Refurbishment of Hatch Hall and its change of use from residential institutional use to hotel use. The proposed hotel development includes 2 no. bars, lounge and hotel shop. The conversion of the former chapel building to meeting room/restaurant. The proposal involves alteration and conservation works to the existing fabric including amendments to the internal layout of the building, including the removal of internal partitions and screens to provide for bedrooms and the addition of a lift core. On the southern and eastern sides of the internal courtyard, a single storey glazed extension shall wrap around the protected structure, adjacent to the outdoor terrace. Opes shall be created at the southern side of Hatch Lane at first floor level (internal to the courtyard) to provide access to ground floor roof level for use as terrace. An enclosed fire escape from the upper floor of the chapel building shall be provided to the courtyard; • Demolition of a section of the existing 3 and 4 no. storey building at the junction of Hatch Lane and Hatch Place and construction of an 8 no. storey extension, with plant at roof level; • An additional floor is provided on the existing 4 no. storey Hatch Lane elevation, setback from the existing edge; • Provision of 2 no. levels of basement. The second basement level will accommodate plant; welfare facilities, and storage, with kitchen, administration, gym and associated facilities at the first basement level. A fire escape corridor shall be provided to the courtyard; • The existing pedestrian entrances are retained from Hatch Street Lower and Hatch Place. A new pedestrian entrance is provided from Hatch Lane. New delivery goods accesses/service entrances are provided from Hatch Place and Hatch Lane and new fire escape doors are provided from Hatch Lane; • 8 no. bicycle spaces for visitors and 12 no. bicycle spaces for staff will be provided; • Works to the public road and footpaths shall be undertaken to provide for a new drop-off area to the front of the proposed hotel and provision of additional 8 no. bicycle spaces for visitors. A glazed canopy over the entrance to the proposed hotel will be provided; • Green roofs shall be provided over the fire escape corridors, adjacent to the former chapel, at fifth floor over the additional floor and at 8th floor in the new extension; • Landscaping works shall be carried out to the internal courtyard. The proposal also includes for all associated site development works, including substation accessed off Hatch Place. The proposed development will have a Gross Floor Area of 7,292 square metres.
PROTECTED STRUCTURE:PERMISSION/ RETENTION:For the following at Nos. 18/19 Duke Street (Protected Structure) and No.8 Duke Lane Upper, Dublin 2 (Basement and Ground Floor levels): (a) Retention: i) Change of use from travel agency/ retail to licensed bar/ public house/ restaurant ii) General alterations including the following: relocation of internal partitions, installation of building services, upgrading of fire resistance of doors and floors, with internal modifications and associated site works; (b) Permission: i) Replacement of 3 no previously existing fascia signs of 300mm high letters with new signs of 300mm high brass lettering 2mm thick on pins; (ii) erection of a new sign of 400mm and 200 high brass lettering 2mm-thick on pins (total size) 1850 x 600mm high, approximately 3200mm from ground); iii) Provision of 4 no. gold logos on shop windows.

The development will consist of modifications to the previously permitted development (Dublin City Council Reg Ref 2140/18) to include: (1) modifications to previously permitted north east boundary/party wall elevation facing Denzille Lane to 1(i) reinstate original pedestrian entrance gate and 1(ii) modifications to design of previously permitted timber vehicular gate, signage and 1 (iii) retention of recessed mini pillar for electrical service provider, (2) modification to previously permitted north west boundary/party wall with No. 16 Merrion Square North to comprise 2(i) replacement of section of modern concrete block boundary circa 7m long with random rubble wall to match existing, also to include 2(ii) a linear zinc cladding to top of wall to conceal restraining beams and a hidden gutter with 2(iii) a raised section to accommodate an existing lean-to shelter to No. 16 Merrion Square North for the extent of the permitted gable, (3) modifications to previously permitted north east elevation to entrance forecourt to include 3(i) glazed entrance door at ground floor in place of solid door & circa 1.5m2 additional floor area to ground floor entrance corridor, 3(ii) glazed panels in place of solid panels at first, second, third and fourth floor access windows to balconies, (4) modifications to previously permitted south west elevation to include 4(i) glazed panel in place of solid panels at second, third and fourth floor and 4(ii) inclusion of steel columns to balconies on second and third floors (5) inclusion of 2no. utility meter cabinets into entrance forecourt, and all associated site works.
PROTECTED STRUCTURE: RETENTION: (a) Change of use from retail office to Hotel with 17 No. of Hotel bedrooms (at First, Second, Third and Fourth levels); (b) General alterations including the following: provision of bathrooms and relocation of internal partitions, upgrading of fire resistance of doors and floors, and repair of sliding sash windows, with internal modifications and associated site works.
PROTECTED STRUCTURE: Permission is sought for change of use from travel agency / retail to licensed bar/public house/restaurant (to basement & ground floor) with 17 no. of hotel bedrooms at floors 1st to 4th, general alterations including the following - provision of bathrooms, relocation of internal partitions, installation of building services, upgrading of fire resistance of doors and floors, repair of sliding sash windows with internal modifications and associated site works.
PERMISSION & RETENTION: Permission for modifications to previously permitted development under planning reg. ref. 0801/95. The proposed modifications consist of internal layout changes to fourth-floor level only and retention of reversion from the permitted use as apartment to original use of office; and the installation of 35 sqm of roof-mounted solar PV panels on the existing main flat roof.
PROTECTED STRUCTURE The conservation, refurbishment and upgrade of the existing National Concert Hall (NCH) buildings including: the former University Building's Butler north-east and south-cast wings and the central Butler main entrance block (c.1914); the former Exhibition Hall buildings (c.1865) including the south range, the main auditorium, the John Field and Carolan rooms; the former UCD Medical Library and north range. The total floor area of the existing buildings, subject of this planning application, is 16,560sqm. The development includes a new three storey over basement extension to the west of the existing auditorium, ante space and Carolan Room (3610sqm), the insertion of a new floor to both the Studio Space (226sqm) and the former Medical Library (662sqm) and a new two storey atrium extension linking the Butler building to. the central 1865 block (336m) and an extension to the basement under the main auditorium (873sqm). The overall area of the proposed development is 20,869sqm (4295sqm basement and 16,574sqm above ground) The main buildings and boundary walls, the subject of application are designated Protected Structures within the NCH complex (Ref: RPS 2425). Adjacent protected structures include the Real Tennis Court (Ref: RPS 2426) and Iveagh House (Department of Foreign Affairs) and Iveagh Gardens, including stone garden folly (Ref. RPS 7791). In order to facilitate proposed development, the following demolitions are required: 1042sqm two storey former Anatomy Block (c.1884 with c.1930 modifications) plus 332sqm. of ancillary extensions; 116sqm two storey (1981) plant room with associated roof plant to the rear of the main auditorium; 65sqm two storey (2016) temporary stair block to the rear of the 1865 building 250sqm three storey over basement (c.1995) sanitary accommodation extension to the rear of Butler north-east wing including existing bridge link structure at first floor level; Removal of an internal fire stair core (1981) located to the west of the John Field Room; Removal of escape stairs (1981) from the auditorium within the south range; Removal of existing (c.1960) external fire escape stairs between Butler building and 1865 block; Removal of a section of the basement (c.1914) under the existing carpark to the front of the south wings of Butler building; Removal of several internal modern interventions throughout the buildings. The existing limestone façade to Earlsfort terrace will be cleaned and conserved. The existing rendered and partly rendered masonry walls to the elevations of the 1865 former exhibition hall buildings shall be repaired re-rendered as appropriate. Refurbishment work will include the conservation and repaired existing external windows, doors, roof lights and upgrading - restoration and repair of existing slate roof and rainwater goods, proposed removal of existing bitumen roof covering to the auditorium and John Field room roof structures and replacement with metal standing seam roof finish and new rooflights. Any existing original external glazing will be retained where possible and works will include the upgrade of glazing to some areas. The window openings of the main auditorium shall reopened and a secondary glazing shall be installed externally to the existing windows. The same window treatment is proposed for the NSO rehearsal space (former UCD medical library) The works include complete replacement of all mechanical and electrical services and the provision of solar panels and heat pumps. This application includes minor modifications to the former Pathology Building, previously permitted development (Reg. Ref 4975/23). The modifications include: The provision of a roof light in the link structure; The re-ordering of the link structure layout to include changing places facility; Removal of 1 no. tree from the existing landscaped area fronting onto Hatch Street; Amendments to the external entrance ramp and steps. The external works will comprise of hard and soft landscaping, including measures to protect the existing trees, lighting, new steps, ramps and gently sloped inclines to facilitate universal access to the proposed new entrance, provision of café terrace areas for outdoor dining, 84 no. Sheffield bicycle stands (168 bicycles) plus 8 no. cargo bicycle stands, upgrade of existing foul and surface water drainage lines, provision of SUDS features and all associated ancillary drainage, bin storage, screened mechanical Plant areas and all associated site works on a site area of circa 1.3 hectares. The service vehicle access gate off Hatch Street will be moved further east to accommodate safer access. The development has been screened for both Appropriate Assessment, Environmental Impact Assessment. A Basement Impact Assessment and Architectural Heritage Impact assessment has been carried out.
Planning permission is sought for new shopfront to include for revised signage, additional door to provide level access and single storey ground level extension to the rear to provide post room with cargo entrance (additional area 7m2) and replacement of existing glazed screen and roof to rear with masonry wall and pitched slate roof with associated landscaping and groundworks.
PROTECTED STRUCTURE (RPS Ref. 370): the development will consist of the provision of 1 no. internal illuminated sign c. 0.7m in height and c. 1.4m in length within the existing building at ground floor level, adjacent to the south-western elevation of Block 2, facing Baggot Street Lower.

PROTECTED STRUCTURE: Planning permission is sought by Le Favre Merrion Holdings Limited for a mixed use commercial and Build to Rent residential development to the rear of Nos. 39-43 Merrion Square East (Protected Structures), D02 NP96, D02 R997 and off Stephen's Place, Dublin 2. The development will consist of the following: (i) Demolition of the existing single storey office building (117.4 sq.m.) to the rear of No. 42 and No. 43 Merrion Square and the removal of non-original external stairs and lean to, to the return of No. 43. The partial demolition of the existing two storey mews to the rear of No. 42 and No. 43 Merrion Square (85.6sq.m.) with the existing original west facing facade and returning party walls and original footprint of the mews retained, and the removal of the existing ESB transformer and enclosure from the rear of No. 43 Merrion Square. (ii) The construction of 1 no. building on Stephen's Place comprising a six storey over partial basement mixed use development (including setbacks proposed at second, third, fourth, and fifth floor level). Build to Rent apartments (5 no. studios, 12 no. one bed units and 2 no. two bed units) at second, third, fourth and fifth floor levels all provided with balconies to the north east and south west elevations. The Aparthotel development currently under construction on the site is subject to a grant of planning permission previously given by Dublin City Council on 6th November 2018 (Planning Ref 2177/18). Development amending previous permission (ABP 303706.19/DCC Reg, Ref. 3099/20), at the site on the former Wilton Park House, Gardner House and Lad Lane Apartments, Cumberland Road and Wilton Place, Dublin 2 (bounded by Wilton Place to the southeast, Cumberland Road to the southwest and Lad Lane to the northwest). The previously permitted development (ABP 303706.19/ DCC Reg.Ref. 3099/20) described the new buildings as Nos. 2, 3 and 4 Wilton Park, up to 7 storeys high. IPUT plc intends to apply for planning permission at 2-4 Wilton Park, Dublin 2 (formerly known as Wilton Park House, Gardiner House and the Lad Lane Apartments, Dublin 2) and including part of Linkedln Ireland Unlimited Company's lands at 5 Wilton Park, Dublin 2 (formerly known as the Office of Public Works Site, at Wilton Place, Lad Lane and Pembroke Row, Dublin 2). The development proposes to amend previous planning permissions at the site of 2-4 Wilton Park and also comprises of development on a small (c.0.0166 ha) portion of Linkedlin's lands at 5 Wilton Park (which adjoins 2-4 Wilton Park).
