The development consists of proposed 3-storey over lower ground mixed use development incorporating: 3-person 2-bedroom apartment at lower ground level; medical suites with a reception area at ground floor level; a 4-person 2-bedroom apartment at first floor level; a 2-person 1-bedroom apartment at second floor level; and all ancillary works including bicycle parking, landscaping, boundary treatments, lighting, foul/surface drainage, refuse storage, and site works necessary to facilitate the development.
The development will consist of the change of use of the ground floor from retail/light industrial use to residential use. The proposed development incorporates all associated site and development works, landscaping, boundary treatments and public lighting, together with remedial works to an exposed area of the River Poddle channel in the south-western part of the site (to match previously approved works on an adjoining site to the east under An Bord Pleanala Reg. Ref. ABP-303436-19) and the culverting of a small exposed area of the River Poddle adjoining the south-western boundary. Public access to the landscaped open space to the south of the proposed apartment block along the partially culverted River Poddle will be limited to daylight hours.

PERMISSION & RETENTION:QMK OBS Ltd. intends to apply for permission and retention permission for development at this site of 0.05 ha. site to amend a previously permitted part 5 and 8 storey with screened plant at roof level over part basement level hotel development (Dublin City Council Ref. 4316/18 and 2295/20. The development for which permission is sought will consist of: alterations to elevations, including revisions to window design within the permitted opes, and provision of new louvers; and the erection of 5 No. internally illuminated signs comprising 1 No. fascia sign above the main entrance on the north elevation (3.3 sq m), 2 No. signs attached to the east façade at First and Seventh Floor levels (4.5 and 6.8 sq m), 1 No signs attached to the north façade at Seventh Floor level (7.4 sq m), 1 No. double-sided 600mm diameter projecting roundel sign on the east elevation above Ground Level (0.6 sq m total area). Permission for development at this site of c.0.055ha of Nos. 1, 1A and 2 Usher's Street and Nos. 29/30 Usher's Quay, Dublin 8. The site is on the corner of Usher's Quay and Usher's Street. The demolition of c. 1,028 sq.m of all existing structures on site. The construction of a 7 to 8 storey over single basement building which will comprise a 106-no. bedroom hotel, seating areas, ancillary restaurant, public bar, reception, ancillary hotel area/offices, associated staff areas, changing/shower rooms, toilets, stores, bin and bicycle stores, ESB substation and circulation throughout and plant at basement and roof level. There will be pedestrian access from Usher's Street and Usher's Quay. The total gross area of the building (including basement) is c. 4046.10 sq.m.
