The development will consist of: (i) the demolition of the existing non-original, single storey rear extension and a section of the northern side wall of the existing kitchen and dining room area at ground floor level; (ii) the construction of part 1 and part 2 storey extension, with rooflights, to the rear and side of the existing dwelling together with refurbishment works to the existing dwelling; (iii) internal works to the dwelling consist of: (a) amendment to existing window in the second floor bedroom; (b) refitting of second floor bathroom; (c) reconfiguration of en-suite bathroom on first floor; (d) provision of a new en-suite bathroom on first floor; (e)conversion of existing first-floor bathroom to bedroom; (f) provision of new skylight to first floor landing; (g) subdivision of mezzanine-level bedroom to provide access to proposed rear extension; (h) conversion of existing study to access to new extension; (i) removal of toilet on lower floor; (j) the reconfiguration of kitchen and dining area as part of the layout of the new extension; (k) insulation of external walls of dwelling; (iv) external works include refurbishment of existing windows to include retrofitting with double-glazing and repointing of existing brickwork at front, side & rear elevations; (v) removal of existing pedestrian and vehicular entrances from Palmerston Road and Cowper Road and replacement with matching-boundary wall treatments; (vi) provision of a new vehicular entrance and driveway to the front of the dwelling from Palmerston Road; (vii) provision of a new pedestrian entrance from Cowper Road; (viii) permission is also sought for any landscaping, alterations to all elevations, drainage and ancillary works necessary to facilitate the development.
PROTECTED STRUCTURE: Permission for development at this site (fronting Palmerston Gardens) to the rear of 11 Palmerston Park (which is a Protected Structure), Rathmines, Dublin 6, D06 T625. The development will consist of amendments and modifications to the permitted two and a half storey mews as granted under Dublin City Council Reg. Ref. 2882/19, An Bord Pleanála Ref.: ABP-305188-19 to comprise the construction of a new basement level below the permitted mews and access stairs and slight revisions to the rear ground floor elevation; as well as internal layout alterations to provide a passenger lift serving the new basement, and permitted ground & first floor levels; revised below ground drainage layout as well as amendments to all associated site development works.
PROTECTED STRUCTURE: PERMISSION:The proposed development consists of: Construction of 2 no. two-and-a-half storey semi-detached mews dwellings to site at rear of existing four-storey dwelling. Mews dwelling No.1 is a 3 bedroom dwelling with a gross floor area of 115 sq. metres. Mews dwelling No.2 is a 4 bedroom dwelling with a gross floor area of 149 sq. metres. Development to include (to both dwellings) - new vehicular and pedestrian access from rear laneway (Palmerston Gardens), off-street car- parking (2 separate garages), rear south facing 1st floor balconies, provision of roof-lights to front and rear roof slopes, and roof-mounted photo-voltaic panels to rear, together with associated drainage, new garden boundary walls/fences, landscaping and ancillary site works.
