Amy and Karl Kennedy intend to apply for permission for the development of an existing semi-detached dwelling at No.51 Sycamore Road, Mount Merrion, Blackrock, Co. Dublin, A94 K8X7. The development will consist of the following principal elements: 1) Modification of the existing single-storey rear extension, including an additional area of 12.5 sq.m. 2) Construction of a first-floor bedroom extension with a pitched roof to the rear, over the single-storey rear extension. 3) Construction of a first-floor extension with a pitched roof to the side and rear, over the existing single-storey garage, including a dormer window to the front. 4) Conversion of the attic space, including the addition of dormer window to the rear and 7No. of velux windows. 5) Alterations to the internal layout, main roof, and elevations, along with all associated landscaping and ancillary works. 6) Modifications and widening of the existing vehicular entrance off Sycamore Road to being 3.5m in width.

A) The demolition of an existing one-storey garage to the side and a one-storey return to the rear. B) The construction of a part one-storey part two storey extension to the rear and side. C) the construction of a dormer extension on the rear roof slope. D) Locating new rooflights on the front and side roof slopes. E) Widening the existing vehicular entrance to Sycamore Road. The development will consist of the replacement of 2no existing advertising display signs (of c.2750mm wide X 1420mm high and c.2000mm wide X 1000mm high) erected on steel pole structures with 2no. LED digital advertising display signs (of c.2750mm wide X 1500mm high and 2000mm wide X 1000mm high) erected on steel pole structures, the overall height of the signs will be c.2500mm high, all together with associated site works.

Retention planning permission. The development to be retained consists of the erection of 1 no. banner type advertising signage measuring 3m X 1m, for a temporary period of 2 years.

Retention planning permission. The development to be retained consists of the removal of an extractor unit from the northern elevation of the forecourt building and its erection within the existing plant area on the eastern elevation. This is to ensure compliance with condition nos. 1 and 6 of the governing planning permission ( Ref: PL06D.206663, D03A/1098).

Modifications to the existing roof with south facing hipped gable, south facing gable window, new west facing rooflight and increased attic floor (3.875sq.m). Replacement of east facing windows at first floor and attic level. Works to include site works, drainage, external insulation modifications to the existing building to facilitate the works and to future proof the house.

Amendments to D22A/0689. To retain and extend(10.45sqm) the existing extension making new openings, a new roof light, raised parapet at the southern side, brick facing, modifications and energy retrofitting rather than demolition. A new reduced scale patio with planted terraced boarders retaining existing mature planted boundaries. Replacement of windows, insulation and energy upgrades and associated works to future proof the house.

Widening of the existing vehicular entrance from 2.8m to 3.2m while reinstating a new pier to match existing. The application includes the relocation of the front door from its current position on the right hand side to the existing bay at the centre of the front facade and installing a new window in the location of the original door with a raised cill as shown. It also includes a flat roof canopy with planters at the proposed front entrance door.

The demolition of the Telephone Exchange (514 sq m) and the construction of a part 3 - part 4 No. storey Residential Development (1,576 sq m) comprising 15 no. apartments ( 6 no. 1 bed units, 8 no. 2 bed units and 1 no. 3 bed unit) with associated balconies, terraces and winter gardens predominantly facing north, south and east. The development will also include: the upgrade of the existing vehicular entrance to the site from Priory Drive, the provision of a seperate pedestrian entrance to the site from Priory Drive. 14 no. car parking spaces (including 1 no. disabled parking space). 1 no. motorcycle parking space, bicycle parking, bin store, hard and soft landscaping, boundary treatments, lighting; plant, green roof; and all other site and development works above and below ground.

Permission is sought for the alteration and extension

Permission for alterations and additions to an existing 2-storey semi-detached dwelling. The proposed development will comprise the demolition of an existing single storey and conservatory extension to the rear, together with the demolition of an existing 2-storey extension to the gable end of the original dwelling. The proposed works will include the construction of a new 2-storey & part single storey extension to the rear, the construction of a new single storey extension to the gable end incorporating a new side access to the rear garden, together with the conversion of the existing attic space, and modifications to the main entrance to the front elevation. The proposed extension to the side and rear of the house consists of a part 2-storey extension to the southwest of the main house and an attic at the rear northeast, covering an area of proposed works 140.90 sq.m, Total overall house area is 284.4 sqm. Proposed internal layout modifications and alterations at both the ground and first floors. Demolition of the existing garage, widening of the existing entrance boundary wall with a new sliding gate, and Part removal of side (southeast), and rear (northeast) roof areas to facilitate the new rear extension roofs. The proposals comprise alterations, extensions and refurbishment of the existing single family dwelling. Proposals include raising the ground floor perimeter walls by 1.7 M and raising the roof and roof ridge of the house to a matching extent. A new floor is proposed over the existing void over a reception room, allowing the formation of additional bedrooms and enlarging the other existing first floor bedrooms. A new two storey front extension is proposed with a zinc apex roof incorporating a porch at ground floor level- with obscured glass to the family bathroom at first floor. An extension is proposed, glazed on three sided to the south east elevation. This glazed extension, forms a dining area to a new kitchen with a solid zinc roof. It is also proposed to add a rear extension incorporating an extended kitchen and pantry area with rooflight over the kitchen component. A new store and plant area are formed against the rear elevation of the house with access doors and a glazed covered walkway as shown. Small dormer elements are proposed above each of the new window elements to the front and rear elevations with steel windows within zinc surrounds. New steel windows and doors are proposed as replacements of existing to all other ground floor apertures. The new elevational changes also include removal of the existing masonry chimney stack and replacement with twin wall flue to new stove. Other detailed layout amendments to the plans of the house are included on the proposed plans.

Permission is sought for dormer window at attic level to the rear and one velux type rooflight at attic level to the front, including all associated site works.

Permission is sought for the demolition of existing

Permission for development. The development will consist of alterations to the permitted residential development under Reg. Ref. D16A/0465; ABP Ref. PL 06D.247267 comprising revisions to the wastewater and surface water drainage proposals. The revised drainage route is to the south of the site with the wastewater proposed to discharge to the existing system in Woodlands Avenue with the surface water to discharge to the existing system in the old Dublin Road. The development will include all associated site development works to facilitate the proposed development.

Partial demolition of existing carport and boiler house (c.25sqm) to allow for new single storey flat roofed side extension (c.25sqm). The development will also include a new enlarged raised rooflight over main house (flat roof) and all associated site works.

Permission for the demolition of the former Oatlands Monastery building (c.1,682 sqm) and other derelict buildings on the site (c.101 sqm), the demolition of the existing single storey dwelling at No. 2 Cherrygarth (c.157 sqm) and the construction of 63 residential units. The development will be accessed through a new entrance at No. 2 Cherrygarth. Residential development will comprise 9 houses, 24 duplexes and 30 apartments. These are broken down as follows: One 3-bed detached two-storey dwelling (c.8.3m in height) to replace the demolished dwelling at No. 2 Cherrygarth, 8 no. 2.5 storey 4/5 bed detached units (between c.9.9 - 10.13 metres in height), 12 no. 3-bed duplex units of 3 storeys (c.12.8 - 15.8 metres in height) with terraces and balconies on the north and south elevations, two apartment blocks of 4 storeys (c.13.5 metres in height) with 4 no. 1-bed units, 20 no. 2-bed units and 6 no. 3-bed units with balconies on the north, east and south elevations. The development will also include 18 on-curtilage car parking spaces associated with the detached dwelling units, 43 at-grade car parking spaces associated with the duplex units, 47 car parking spaces at basement level of the apartment block (c.1,808 sqm), 2,929 sqm of open space, including a children's play area and all associated site development works above and below ground, including site services.

Internal alterations to existing lodge to facilitate the new extension. External works to include new plant room/store to rear, landscaping to front and rear gardens, drainage works and revised parking and driveway with new gates fitted to existing piers and all associated site works.
