Conservation repair and refurbishment and upgrading of services to existing abandoned period house for reuse as a single residence, a protected structure (Ref. B14-42), to include internal works to include the modification of the existing first floor room layout for bedrooms, services for restored bathrooms and new ensuite. The conservation repair of original stairs and water damage plasterwork to cornice and ceilings, reinsertion of reception room fireplaces. Replacement of basement floor with insulated concrete floor and reuse of existing stone flags. External ground level modifications, construction of new detached garage and screen walls and internal sliding timber gates and fixed screens. Reuse of the existing piles to rear external site, to form stepped upper ground deck/patio off rear elevation with detached basement gym room beneath and the modification of ground levels to achieve access ramps to decks. Conservation repair to front and south gable windows and re-fenestration of rear elevation and all basement windows with new double-glazed windows. Repair and replacement of external elevation plaster with lime render. Modification of existing vehicular entrance to allow new metal recessed gate and matching piers and new pedestrian gate. Modification of a rear first floor window to a door opening and new door to access new deck. Replacement of existing double leaf glazed main entrance door to be repurposed for use internally, with new single leaf timber panelled external door.
