The proposed development will consist of the construction of a total of 23 no. residential units comprising the following: (a) The demolition of the single storey extension to the northern elevation of the existing 2 storey detached dwelling house and the existing porch to the front, along with associated elevational and internal modifications to the house to facilitate its conversion into 3 no. apartments (comprising 2 no. 1 bed units and 1 no. 3 bed unit); (b) Demolition of the existing 2 storey outbuilding and agricultural shed to the rear of the subject site. (c) Construction of 20 no. Houses comprising 1 no. single storey, 1 bed detached house; 3 no. 2 storey, 4 bed terraced houses; 2 no. 5 bed two and a half-storey in height detached units, 4 no. 4 bed two and a half storey in height detached units and 10 no. 3 bed two and a half storey in height semi-detached units. (d) The proposed development will also provide for all associated site development and infrastructural works, including modifications of the existing vehicular entrance from Main Street, foul and surface water drainage, including a temporary wastewater pre-treatment plant, roads, 41 no. car parking spaces, footpaths, 1 no. bicycle store comprising 15 no. spaces, 1 no. bin store, landscaping and boundary treatment.

The development will consist of retention permission on previously granted planning Ref. No. F23A/0662. The retention consists of alteration to first-floor windows to House No. 4 (Type B1). The works includes the closure of 2 no. windows on the north elevation and the opening of a new window on the east elevation.
