Development comprising partial demolitions, alterations, refurbishment and extensions to the existing two storey over basement house. The development provides for demolitions including i) The veranda to the west and south (front and side) (ii) Partial demolition to the first floor to the west and south (front and side) (iii) Alterations and associated demolitions to the existing floor plans and elevations. (iv) the existing pitched roof. Following the above demolitions the proposed development provides for (i) A new single storey extension to the west (front) at basement level (ii) A new single storey extension to the west and south (front and side) at the ground floor level (iii) A new single storey extension to the west (front) at the first floor level (iv) Replacement of the existing pitched roof with a new flat roof at a lower level to the existing ridge height. (v) Modifications to the existing balcony at first floor level. (vi) A new entrance canopy with integrated planters to the west and north (front and side). (vii) The replacement of the existing wastewater treatment system with a new proprietry wastewater treatment system and percolation filter in addition to all associated site development works including landscaping and boundary treatment.
Permission for new vehicular entrance arrangement
Permission for development. The development proposed will consist of: a. the demolition of an existing two storey dwelling known as 'Steward's House' and attendant sheds/outbuildings, concrete slabs and a greenhouse along with general site clearance works; b. the construction of a new single storey, flat roofed Student's Day House measuring 310.5 sqm gross floor space, to be accessed via existing pedestrian gateway; c. all associated development and works above and below ground including modification of existing drainage, utility and services infrastructure and connections to facilitate the development, hard and soft landscaping including footpaths and boundary treatments and associated enabling works that will be required to complete the project to the required standards. The application site and structures therein are within the curtilage of a protected structure, being a collection of buildings identified in the Development Plan as 'St Columba's College Complex' and referenced as no: 1655 (which does not specifically include the application site and structures therein which are not specifically protected).
Permission for development. The development will consist of proposed use of St. Thomas Estate for sports and recreation use; change of use of St. Thomas House (a Protected Structure) to a sports clubhouse; provision of surface car parking for a total of 61 cars in two locations within the boundaries of the estate; widening of the primary existing vehicular access point to Tibradden Road by 1.3 metres with associated road lighting and landscaping works along the Tibradden Road; provision of new pedestrian entrance adjacent to existing vehicular access at Kilmashogue Lane with associated landscape works, pavement and road lighting; provision of new un-signalled road crossing point adjacent to existing Kilmashogue Lane entrance point; construction of two new gateways within the estate boundaries; provision of new tertiary waste treatment system and percolation area.
