Retention for changes to the means of access onto the public road, excavation of grassed over lands and creation of a hardcored area, all on lands adjacent to Halon's Lane.
The development consists of the retention of 2 single storey garages & retention of the conversion of an existing single storey outbuilding to a garden room all located to the rear of the existing house and for all other associated site works.
The provision of a new external stairs to the front of the existing house. Please note: no sub-division of the existing dwelling is proposed.
Permission for Development: a) Removal of existing bay window to front, b) The construction of a single-storey extension to front providing new covered entrance and feature bay window, c) Single-storey extension to rear of existing dwelling with rooflight, d) External insulation with smooth render finish to entire dwelling, e) Change of roof finish from tiles to slates, including adjoining garage, with simple eaves detail, f) New rooflights to existing dwelling, g) Widening of existing vehicular entrance to 3.5m, including alterations to existing pedestrian entrance and all associated site works.
Permission previously refused retention of vehicular entrance in different location on site (Reg. ref. D21A/0211) The development will consist of: the removal the existing unauthorised entrance gate which will include re-establishing of the site boundary, reinstatement of earthen bank as per adjoining, reinstatement of some land back to grass cover & reinstatement of pedestrian gate in original location. The removal of a tree to the upper end of the site of the proposed entrance to comply with requirements for sightlines from the proposed entrance. The erection of a new timber/farm gate, set back from the edge of the road. A new Hardcore apron, turning circle, track to existing turning circle to allow horse boxes to turn and to offload horses to different parts of the site.
Permission is sought for the reinstatement and re-contouring of 0.9ha of poor quality agricultural land to facilitate sustainable grazing. The application is accompanied by an AA screening and it will be available at the office of the planning authority.
