  • 3External finishes of the extension must match the existing house. Elevational drawings detailing all proposed finishes and colours must be submitted for written agreement prior to commencement.Design Materials
  • 4Wastewater system must be designed, constructed, operated and maintained per EPA Code of Practice (2021). Certificate of Compliance with site-specific as-constructed drawings required prior to occupation. System must be tested per I.S. EN 12566, constructed to drawing WTS01-001 (MAY 2024), include a grease trap, prevent surface water infiltration, and the existing septic tank must be decommissioned once the new system is commissioned.Wastewater Drainage
  • 5All existing mature trees and hedgerows on and bounding the site shall be retained and maintained as currently in situ.Landscaping Boundary
  • 6Development must not impair existing land/roadside drainage. No surface water runoff to the public road or adjoining properties. All surface water collected and disposed to soakways/system on site per B.S. 8301:1985 and BRE Digest 365 with inspection manholes.   • 7Construction hours restricted to Mon-Fri 08.00-18.00 and Sat 08.00-13.00. No building activity on Sundays & Bank Holidays under any circumstances.Construction Management
