Partially demolish an industrial development (demolition to total 1,770sq.m gross floor area) and the re-development and change of use of part of the site to provide for a single building (549sq.m gross floor area) comprising an industrial unit (219sq.m) and a motor fuel service station (330sq.m) with ancillary convenience, off-licence, non-retail, staff welfare and customer back of house uses, ancillary and associated site development works all at this site of approximately 0.71 ha known as CB Forms, Cobh Cross Industrial Estate, Carrigtwohill. The proposed development consists of: (1) Demolishing of 1 no. building and associated structures (totalling 1,700sq.m) of an existing industrial development comprising 2 no. Buildings. (2) Re-development of the remaining 1 no. industrial building (totalling 549sq.m) to facilitate an industrial unit with associated facilities totalling 219sq.m GFA and the change of use of part of the building to motor fuel service station with associated convenience retail, ancillary off-licence and non-retail uses and facilities totalling 330sq.m GFA comprising: (a) Changes to external material finishes of walls, (b) Introduction of Parapet walls to create flat roof from current pitched roof form, (c) Addition of extensive glazing (windows and doors) to North and East elevations, convenience retail with ancillary off-licence and deli/hot food area, including hot food for consumption off the premises (99.5sq.m), (d) Non-retail and circulation (customer refreshment seating area, staff welfare and customer back of house services, all totalling 230.5sq.m), (e) Construction of covered forecourt facilitating 4 no. customer fuel pump stations, (f) Vehicle services area and fuel tanker parking zone, (g) Installation of underground fuel storage tanks, (h) Associated signage totalling 41.8sq.m (2 no. 5.4m high totem signs, 3 no. low level entrance/exit signs, curved entrance sign), and (i) 25 no. parking spaces to include (21 no. regular and 4 no. disabled). All other ancillary and associated site development works above and below ground level, including enhanced landscaping. The development will be accessed via a new proposed vehicular access from the existing industrial estate access road to the east of the site.
