Change the use of existing Unit A1 (1,373.6 sq.m) from showroom and sales area to indoor recreation facility, at this site of approximately 0.32 hectares. The proposed development will consist of; 1) change of use of Unit A1 (1,373.6 sq.m) from show room and sales area to an indoor recreation facility and construction of 4 no. enclosed padel tennis courts, reception and seating area, merchandise display and sales area, welfare facility units (incl. toilets and shower/change rooms), training area, tiered spectator seating, storeroom; 2) external construction works to Unit A1 include the closing of existing fire escape door on the eastern elevation to match existing elevation, 2 no. building mounted signs (9 sq.m), reconfiguration of internal vehicle circulation and existing surface car parking area to facilitate 31 no. surface car parking spaces (2 no. disabled and 29 no. regular), 8 no. bicycle spaces, and pedestrian footpath linkages (as conditioned under Pl.Reg.No. 22/6600) to a future “Toucan” crossing width zone to accommodate a connection to the Greenway Route along the north of the L-3004 Local Road (Killacloyne Road); and 3) services (incl. connection to existing below ground services) and all other ancillary infrastructure and associated site development works above and below ground level. Primary vehicular and pedestrian access will be maintained via the existing permitted Cobh Cross Industrial Estate (also known as Fota Junction Retail Park) access from the L-3004 Local Road (Killacloyne Road) to the north of the site. Secondary vehicular and pedestrian permeability will be maintained from existing routes within the overall Cobh Cross Industrial Estate (also known as Fota Junction Retail Park) development, accessed from the L-7626 Local Road (Killahora Road) to the east.
