Development comprising the subdivision of the existing Retail Building A (2,755.5 sq m Gross Floor Space) to facilitate 2 no. Retail Units (Unit A1 and Unit A2 respectively) through the construction of an internal subdivision wall and the change of use of new Unit A2 from Showroom and Sales Area/Retail Warehousing/Warehousing to Vehicle Sales and Leasing Outlet with Vehicle Servicing/Maintenance Garage (1,373.6 sq m) with ancillary infrastructure and associated site development works (all totalling 2,815.1 sq m Gross Floor Space), at this site of approximately 0.49 hectares located at the existing Retail Building A, Cobh Cross Industrial Estate (also known as Fota Junction Retail Park) in the Townland of Killacloyne, Cobh Cross, Carrigtwohill, Co. Cork. The proposed development will consist of: The construction of an internal dividing wall within existing Retail Building A to facilitate 2 no. Retail Units (Unit A1 of 1,373.6 sq m and Unit A2 of 1,373.6 sq m respectively). The change of use of Unit A2 from Showroom and Sales Area (228.1 sq m), Retail Warehousing (584.5 sq m) and Warehousing (564 sq m) to Vehicle Sales and Leasing Outlet with Vehicle Servicing/Maintenance Garage (1,373.6 sq m) with sales showroom, public facilities (incl. customer lounge, toilets and meeting rooms), staff facilities (incl. lobbies, staff room, toilets, cloak/change rooms, showers and conference room), service area, office, IT room, plant room and storage. External works to Unit A2 include 2 no. building mounted signs (19.4 sq m), new fire escape door on northern elevation, replacement of existing glazed screen and doors with roller shutter door on southern elevation, 13 no. surface car parking spaces (3 no. disabled, 7 no. EV charging and 3 no. regular), enclosed secured open service yard area with 6 no. EV charging points, vehicle wash-bay (59.6 sq m) and waste storage area. Boundary treatments, secure fencing, services (including connection to existing below ground services) and all other ancillary infrastructure and associated site development works above and below ground level. Primary vehicular and pedestrian access will be maintained via the existing permitted Cobh Cross Industrial Estate (also known as Fota Junction Retail Park) access from the L-3004 Local Road (Killacloyne Road) to the north of the site.
