RETENTION: PROTECTED STRUCTURE: Dublin Simon Community is applying for retention permission for development consisting of: The change of use of the two storey (with third level stair shaft access to paved roof) building from parish centre (originally built as a school, Saint Nicholas of Myra National School) to a hostel for the provision of short term emergency accommodation for homeless persons and associated alterations to the internal layout to provide 20 bedrooms accommodating 51 people, sanitary facilities, dining area, kitchen, offices, counselling rooms, a fire escape stairs, additional doors to the existing courtyard, conversion of the outbuilding to a laundry and plant room, external water storage tanks and associated external works including the provision of ramps to existing and additional access doors to the courtyard, at the former Parish Centre, 12-14 Carman’s Hall, Dublin 8, which is a PROTECTED STRUCTURE, RPS 8822 (Former Saint Nicholas of Myra National School).
The development will cosist of the construction of a new 3 bed two storey terraced dwelling, with amended landscaping & site works with vehicular access from St Kevins Parade to form carparking space.
The proposed development comprises a new single storey extension to an existing beer processing facility with plant at roof level. The proposed extension has a total GFA of c.84 sq.m and an overall building height, including the plant area, of c.19.14m (c.24.34m OD). The extension has a flat roof with a small plant area (c. 24sq.m) screened by metal cladding panels and supportive steel frames. The extension will be designed using new composite brown metal cladding similar to existing building materials within the brewery. There will also be associated drainage connections to be made and an enclosed new stair housing is to be provided to allow access to the new first roof extension from the existing beer processing area to the west side of the new extension and all other associated works. The development will consist of the demolition of the existing structures (two dilapidated houses at 2 & 3 Mark's Alley West and mews structure at 1/1A Mark's Alley West) and the construction of a four-storey, plus set-back fifth-storey, aparthotel consisting of a ground-floor community-space/café with 37 suites at ground floor and above, bin-store to the rear, as well as the construction of basement ancillary space, the provision of 20 bicycle parking spaces and all associated site works.
Planning permission to construct two new 1-bed rooftop (sixth floor) apartment units on the existing eastern and western roofs. The proposed development will consist of: (1) The construction of a forklift building (GFA 236sq.m) (c.14.8m in height), with a return to the north and a metal canopy projecting from a section of the west elevation (+13.647m). The building will comprise of: a work area and gantry; office; breakroom; and storage area. The building will be accessible via: a double height roller shutter door on the west elevation; a single height roller shutter door on the north elevation; and standard pedestrian doors on the west, east and south elevations.
