The proposed development consists: of the election of (a) 3 No. high level double-sided projecting internally illuminated signs (2.944 sq m each). 1 No. on the Brabazon Row / Brabazon Place (western) elevation and 2 no. on Newmarket) (southern) elevation and (b) 1 No. low level internally illuminated panel sign (2.091 sq. m) on the Brabazon Row / Brabazon Place (western) elevation and the provision of building facade lighting on the Brabazon Row / Brabazon Place (western) and Newmarket (southern) elevations.
The development will consist of the provision of 34 new residential apartments, comprising 12 no. studio units, 9 no. 1-bed units and 13 no. 2-bed units. The development is planned in two buildings, the front building presenting a new frontage over four levels to Clanbrassil Street Lower. The rear building is planned over five levels, including a setback penthouse level. A bridge links the two buildings. A communal resident's roof garden is proposed on the roof of the front building. A communal resident's courtyard is proposed at the ground floor between the buildings. All communal plant, bin storage and bicycle parking for 64 no. bicycles is proposed at ground level. The demolition of an existing single storey shed (c. 90 sq.m) on the site, to the rear of 65/66 Clanbrassil Street Lower is proposed to enable the works. The development is accessed for residents from Clanbrassil Street Lower. Total site area is 1,168 sq.m and the development Gross Internal Area is 2,644 sq.m.
The proposed development (6,448sqm gross floor area) will consist of a hotel (6,275sqm) comprising 151 bedrooms with all associated ancillary accommodation with access from Brabazon Lane and including public bar / restaurant, reception area, toilets and back-of-house areas at ground floor with access and external seating areas onto Newmarket; 2no. independent units on Newmarket comprising a café/restaurant (100sqm) and a retail unit (73sqm). All existing historic abattoir equipment displayed under the abattoir roof is to be protected, retained and cleaned. Relocation of existing cast iron winch to its original position and cleaning and painting of same. Reinstatement of original roof overhang of Abattoir. (4.) Completion of repairs and renovation of historic and modern fabric, including repair and repointing of original brickwork at 92 Camden Street Lower, 1, 2 & 3 Camden Row, as detailed in the Conservation Methodology Statement in compliance with conservation best practice. (5.) All associated and ancillary works. Retention permission is sought for: (1.) The existing natural slated roof to No.3 Camden Row. The roof covers the shared open space to the rear of No.3 Camden Row. (2.) The food/bar servery area at ground floor of the rear return of No.3 Camden Row (8.4 sq.m) formally Cottage No.3. (3.) Storage/ plant room at first floor level of the rear return of No.3 Camden Row (9 sq.m) formally Cottage No.3, (4.) Together with all associated and ancillary works to those described above.

Careful restoration and repair of original lunette window to front façade at attic level. Removal of existing modern gate to rear courtyard area and construction of painted mild steel gate and side panels with a contemporary design, etched and painted, between café external seating space and abattoir area to No. 3 Camden Row. Removal of existing services and replacement with new energy efficient services including UV filtration system extract to rear return. The proposed development will consist of: The extension of the Landmark Public House (a Protected Structure), located at 1 Kevin Street Lower, Dublin 8, D08 DX2A and the ground floor of 40 Wexford Street, Dublin 2, D02 CH68 by amalgamation with the ground level of 39 Wexford Street, Dublin 2, D02 Y389 and the ground floor and part first floor of 38 Wexford Street, Dublin 2, D02 Y389 (the premises at 38 and 39 Wexford Street have been previously amalgamated and operational in their most recent use as a retail unit). The amalgamation will involve the demolition of part of the ground level wall between the Landmark Public House (a Protected Structure) and the ground floor level of 39 Wexford Street, Dublin 2, D02 Y389. Certain further demolition of existing partition walls at the ground level of the Landmark Public House (a Protected Structure) are also proposed. The development proposes a change of use of the premises at 38 and 39 Wexford Street from retail use to public house, with the extended area to be used as dining space at ground floor and storage space at first floor. The total extension area at ground and first floor is 144msq. The development will consist of the installation of a new shopfront to both buildings at 38 and 39 Wexford Street and internal modifications at ground floor to the layout of the Protected Structure, The Landmark Public House at 1 Kevin Street Lower and 40 Wexford Street. The proposed development consists of the demolition of all existing buildings on the site together with site clearance works and the erection of temporary hoardings along the Newmarket, Ardee Street and Mill Street site boundaries. The application is accompanied by a Natura Impact Statement (NIS).
Planning Permission for a single storey office extension (21 sq.m) to rear.

Permission for a Build to Rent (BTR) Residential development at a site bounded by numbers 11 & no. 32, Hanover Lane, Dublin 8. Comprising of the construction of 25 no. apartment units (20 no. One bedroom apartments and 5 no. Two bedroom apartments) within a 4 storey over basement block. Residential amenities within the development to include a management office, communal lounge area, basement storage and accessible communal roofs. The proposal also incorporates boundary treatments, 3 No. car parking spaces provision, 43 No. bicycle spaces provision, vehicle access to Hanover Lane, external landscaping, external balconies, connection to existing site services and all associated and ancillary development works.
Permission for the following alterations and extension to no. 70 Camden Street Lower, Dublin 2, D02 X864, a three storey over basement level terrace building with a part single, part two storey return: Creation of two new apartments and alterations to an existing apartment to create three apartments, one three bedroom and two, two bedrooms.
