PROTECTED STRUCTURE The development will consist of works to and the change of use of an existing two-storey over partial basement building known as "The City Lodge Rear Annex" (a Protected Structure, RPS no. 3818), from healthcare to office use for medical administration associated with the HSE provision of public services and ancillary accommodation (approx. 404 sq m). The works include the demolition of existing boiler room to West elevation (approx. 3 sq m); infill of existing partial basement and associated external lightwell (approx.. 40 sq m); internal layout modifications including interlinks to "The City Lodge Front Building" previously refurbished under planning ref. 3282/13; replacement and reprofiling of existing roof; refurbishment of external facades; infill of existing door opening to West elevation; inclusion of new window and entrance door to South elevation; inclusion of new accessible ramp to South elevation; inclusion of louvre screen to existing plant room roof to East elevation; and all associated site development; landscaping and related site works.
The development will consist of a part single-storey, part two-storey rear extension with flat roof detail, an extended roof profile at ridge height with dormer-style extension across the rear roof facade. Internal modifications and all associated site works.
Permission for development consisting of a 5 storey above ground floor residential building, totalling 6 storeys overall, at a height of 20.8m containing 19 apartments comprising of 3 no. studio units, 10 no. 1 bedroom units, and 6 no. 2 bedroom units all with private balcony concierge facilities, a communal meeting room at ground floor level of 56m2 and a communal terrace at fourth floor level of 26.6m2. Bin storage is provided at ground floor level as well as a 32-space secure bicycle parking area. The proposal also includes landscaping works and all associated site works.
RETENTION: Retention permission for additional basement area (82.6 sq.m.) to accommodate toilets kitchen and storage and minor modifications to elevations all as modifications to approved Licensed Restaurant under Application No. 3058/20.
The development will consist of permission for: a change of use from Betting Office to Licensed Restaurant at ground floor level (104sqm total), including the reconfiguration of internal layout and provision of customer seating, ancillary staff areas, serving station, accessible toilets, kitchen, storage areas, a new ventilation and duct system and ancillary site works.
RETENTION: The development consists of the increase of the pitched roof ridge level height by 300mm in relation to the approved ridge level of planning application ref no. WEB-1007/21 as amended under planning application ref. no. WEB2761/24.
RETENTION PERMISSION for amendments relating to the approved planning application ref no: WEB-1007/21, at 13 Williams Place South, Portobello, Dublin, D08 V2X8 The permission for retention submission consists of: 1) Amendments to boundary & wall construction along the west of the site; 2) Internal room alterations over ground, first and second floor storeys resulting in an increase of floor area by 17.7m2; 3) Elevational alterations including window & door sizes & positions; 4) Omission of 2no. Chimneys; 5) Provision of gossip wall at western boundary of front yard.
