Construction of a 2 storey, semi-detached, 5 bedroom house, consisting of a single family dwelling, area 152m2, located within the existing boundary walls. Entrance of the house is via an existing entrance ope, in the north boundary wall, from Inchicore Terrace South. Bicycle parking, bin storage and private open space to be provided within the curtilage. Work also include modifications to the east boundary wall, the maintenance, repair and restoration of the protected stone walls, the extension of the existing drainage system with additional SuDs measures and associated site works.
PROTECTED STRUCTURE: Works include the demolition of a single storey light industrial building, located within the stone boundary walls which are a protected structure, RPS 3300. Construction of a 2 storey, 5 bedroom house consisting of a single family dwelling, area 215 m2, with a new east boundary wall/side wall of house to be attached to a side shed at No. 1 Grattan Court. CHANGE OF USE The proposed development consists of the following: • Change of use of the existing vacant warehouse building, with a GFA of 1,335 sq.m, to sports facility including gym use (Class 11); • Associated internal reconfiguration including new fire escapes and changing rooms; • The proposed development includes alterations to the existing 29 no. car parking spaces on site, to provide a total of 21 no. car parking spaces and 2 no. accessible parking spaces, resulting in the omission of 6 no. spaces.
