PROTECTED STRUCTURE Proposed mews development situated to the Rear of No. 13 Gardiner Street Upper (Along Kelly's Row), Dublin 1, D01K6C9 (a Protected Structure registered under RPS No. 3101). The development consists of: The partial demolition of the existing mews building to the rear of No. 13 Gardiner Street Upper to provide for the development of a two-storey apartment building comprising two studio units with 6.4 sqm of private amenity space for Unit No. 1 and Unit No. 2 in the form of balcony/terraces (totalling 12.8sqm), communal open space and 6 no. bicycle parking spaces and bin storage to the rear, 2 no. rooflights, and all associated ancillary drainage and landscaping works necessary to facilitate the development.
PROTECTED STRUCTURE The construction of a new studio/sunroom extension of 36m2 to existing attic conversion to serve as additional floor space to 3rd floor apartment below, provision of new access stairs to same, repair and repointing of existing chimney stacks, some minor internal alterations and all necessary conservation and ancillary works. Permission for development on a site of 0.16 ha. The development consists of the amendment and extension of a shared accommodation scheme as permitted under DCC Reg. Ref.: 3546/19, An Bord Pleanala Ref.: ABP-306181-19. The application proposes to incorporate the adjacent site at 38 Hill Street into permitted development and make subsequent internal alterations. The development consists of: 1. The demolition of existing structure on the site of 38 Hill Street (floor area of c.186sqm) and the construction of an extension to the existing permitted scheme containing an additional 21no. bed spaces and ranging in height from 1 to 6 storeys. Primary pedestrian access to the development will continue to be from Hill Street with secondary controlled pedestrian and cycle only access from existing access on North Great George’s Street. An increase in permitted cycle parking from 72 to 78 spaces. 6. The total additional floor space is c.885sqm. The proposed development also includes for amendments to the provision of green roofs, signage and other associated site development works above and below ground. Permission is also sought for the removal of Condition 2 of the Order, as issued by An Bord Pleanala, Ref.: ABP-306181-19 relating to the requirement for cooking hobs in all units.
PROTECTED STRUCTURE: for the following development: (i) At lower ground floor: removal of non-original partition walls throughout the reinstate original floor plans where possible. Closing of existing ope into front bedroom and creation of new ope. PROTECTED STRUCTURE: PERMISSION: 1. The development will consist of the following: (i) Demolition of existing Nightclub/ Ballroom occupying the ground floor / basement to the rear of No's 1 & 2 Gt. Denmark St. at all levels with consequent loss of 3 guestrooms; (ix) replacement of all windows at front and back in No's 1 & 2 Gt. Denmark St. with traditional timber sash windows, including the removal of outshot bathroom in No. I and modern stores within No. 2 stair core allowing the reinstatement of original arched windows; (x) all associated site works. These are Protected Structures.
PROTECTED STRUCTURE: The development will consist of the following: amendment to permitted scheme (Ref. 3580/23), which was for an extension of Hotel 7 (No. 7 Gardiner Row) by the integration and expansion of Barry's Hotel (No's 1 & 2 Denmark Street Great) and more specifically as follows - (i) The addition of 2 extra guestrooms at 3rd floor level above the permitted link block (not yet built) at its junction with the permitted rear block (not yet built) which fronts onto Frederick Court and adjacent to the boundary with No. 3 Denmark Street Great; (ii) The addition of a new 4th floor that sits above the rear block of No. 7 Gardiner Row and the permitted rear block (not yet built) of No's 1 & 2 Denmark Street Great, and (iii) all associated site works.

The proposed works to the front facade consist of the following: Steam cleaning of facade brickwork to remove heavy carbon staining, the ranking out of cementitious pointing, brickwork repair to badly damaged or spalled bricks, repointing using hydraulic lime and application of a colour wash, cementitious render to be removed from window reveals on third floor and repaired with new lime feathered reveals, and removal of paint from granite cills on 2nd and 3rd floors. The proposed works to the rear facade consist of the following: Steam cleaning of facade brickwork to remove heavy carbon staining, the raking out of cementitious pointing and repointing using hydraulic lime, brickwork repair to badly damaged bricks including stitching of cracking, removal of foam insulation from window reveals on second and third floors and repointing using hydraulic lime. The works will include the painting and decoration of all windows.
PERMISSION & RETENTION. CHANGE OF USE. Permission and retention permission for development at this site Unit 2 and community space on the ground floor and office on the sixth floor, Father Scully House, Gardiner Street Middle and Temple Lane North, Dublin 1. The development consists of change of Use for Unit 2 (36.04sqm) from retail to community space on the ground floor, retention change of use for community space from a conference room (33.83sqm) on the ground floor and retention change of use for an office from a community space (83.22sqm) on the sixth floor.

PROTECTED STRUCTURE (RPS. 3880): permission for development at this site that is bounded by Hill Street to its west and Temple Lane North to its north that includes the Hill Street Family Resource Centre that abuts the Tower of the former church (which is a protected structure - RPS Ref. no. 3880) on the overall site at 1 Hill Street, Rotunda, Dublin. The development will consist of: demolition of the existing two storey family resource centre (357 sqm) and removal of existing basketball court to its south and playground at the north-west corner of the site; construction of a new three storey family resource centre (839sqm), that will contain a 1st and 2nd floor that will oversail the ground floor along the Hill Street elevation and will include pre-school classrooms, crèche, play therapy, counselling, staff areas and training spaces as well as ancillary and circulation spaces across all three floors and will include an external staircase incorporating a balcony at both 1st and 2nd floor level of the southern elevation and PV panels on the southern slope of the roof. The new family resource centre will be served by (i) an outdoor play area to its south that will be separated from the remaining Dublin City Council playground by a new 3m high metal fence, and (ii) a community garden at the north west corner of the site, pedestrian access to the family resourse centre will be via the exiting pedestrian entrance off Hill Street. A new gate in the internal metal railing will provide pedestrian access to the proposed community garden. No works area proposed in the area enclosed by the entrance gate on Hill Street, the tower (a protected structure) and the existing metal railings, a sliding meshed screen will secure the recessed part of the Hill Street elevation of the centre at ground floor level to create a secure barrier when the centre is not in use, modification to the existing metal railing boundary along Temple Lane North to create a new pedestrian emergency access gate to the Family Resource Centre, and all associated site development and landscape works.
PROTECTED STRUCTURE: PERMISSION: For development for a residential development comprising 24 no. units, on a site of 0.084 ha, at Nos. 16-19 Rutland Place, Dublin 1 (located to the rear of Nos 16-19 North Great George's Street all of which are Protected Structures (RPS Nos. 3191; 3192; 3193 and 3194). The development will consist of: The demolition of the existing two storey site structures at Nos. 16, 18 and 19 Rutland Place (c. 882.6 sqm) and the partial demolition (c. 175.2 sq m) of No. 17 Rutland Place, retaining the below ground brick cellar and ground to first floor stone rubble walls (c. 96.7 sq m retained above ground level and c. 139.6 sq m at basement level); alterations to the existing retained built form at No. 17 Rutland Place to facilitate the construction of the new development; and the construction of a 4 storey apartment block (3 full storeys plus set back 4 th floor; 14.2m max. height), with balconies and terraces, to provide 24 no. residential apartments (c. 2085 sq m GFA), comprising 1 no. studio unit, 12 no. one bedroom units and 11 no. two bedroom (4 person) units. The development will also consist of the provision of communal amenity space, hard and soft landscaping, boundary treatment; bicycle parking; piped infrastructural services and connections; ducting; plant; waste management provision; SuDS measures (including green blue roof); site lighting and all site development and excavation works above and below ground.
PROTECTED STRUCTURE The development will consist of the repair and re-pointing of the front façade of the building. Works will include the repair of window cills, repair of brickwork, replacement of concrete parapet with granite coping, repair and reinstatement of cast-iron rainwater goods, and re-pointing of brickwork to traditional wigged pointing detail.
PROTECTED STRUCTURE: The development consists of refurbishment, part change of use, and minor additions to the Georgian building currently used as offices. The refurbishment and alterations to the existing structure are to include the construction of the following works: 1. A new external stair from Parnell Square to basement level with a new access point. Existing access to be made good. 2. Fire upgrading of existing doors and screens throughout, and fire upgrade of the building floor by floor. 8. Removal of some internal walls at basement level to create larger opes between rooms, and insertion of new glass partitions. 9. Reopening of blocked window opes at ground and basement level. 10. The application includes all site landscaping works and associated ancillary works.
PROTECTED STRUCTURE: Planning permission to install 3 no. Antenna and 2 no. Transmission Dishes on supporting poles together with equipment cabinets, cabling and associated site works at the roof level of The Castle Hotel, 1-4 Gardiner Row, Dublin 1, Protected Structures in the Dublin City Development Plan 2016-2022. The installation will form part of Eir Mobile telecommunications network.
PROTECTED STRUCTURE: Development comprising the erection of temporary signage associated with permitted Purpose-Built Student Accommodation development (ABP Reg. Ref. 303615-19; DCC Reg. Ref. SHD0004/19) at this site at 124-126 Parnell Street (a protected structure RPS Ref: 6421), Dublin 1 (formerly known as Kennedy Bakery / Parnell Business Centre) and including frontage to Temple Lane North at 4, 4A & 4B Temple Lane North (formerly known as premises to rear of 13 Gardiner Street). The Proposed development will consist of the erection of 1 no. temporary mesh marketing sign (14.87 x 4.34m, total area 64.89 sqm) fixed to the external envelope of the scaffolding for the duration of the construction period (c. August 2024 - June 2025) fronting onto Parnell Street. There are no works proposed to the protected structure.
PROTECTED STRUCTURE: We, Mescar Designated Activity Company, intend to apply for planning permission for development comprising the erection of signage associated with permitted Purpose-Built Student Accommodation development (ABP Reg. Ref. 303615-19; DCC Reg. Ref. SHD0004/19, amended under Reg. Ref. LRD6023/24-S3) at this site at 124-126 Parnell Street (a protected structure RPS Ref: 6421), Dublin 1 (formerly known as Kennedy Bakery / Parnell Business Centre) and including frontage to Temple Lane North at 4, 4A & 4B Temple Lane North (formerly known as premises to rear of 13 Gardiner Street). The proposed development will consist of the erection of 2 no. signs comprising: i. 1 no. single-sided, powder-coated illuminated sign (2.0m x 0.309m, total area 0.618 sq.m.) located on the principal southern elevation fronting Parnell Street. The sign will be located within the entrance carriageway below the existing sign for ‘St Peter’s Bakery’ and above the entrance gate at ground floor level and will comprise of built-up halo illuminated letters and associated fixings; ii. 1 no. double-sided, illuminated aluminium projecting panel sign with stencil cut details (2.4m x 0.98m, total area of 2.352 sq.m) fixed to the northern elevation fronting Temple Lane North at third floor level. The 2 no. signs will be erected on site to identify the student accommodation. 3
PERMISSION & RETENTION: PROTECTED STRUCTURE: The proposed development comprises the following: (i) Retention permission is sought for the removal of existing non-original partition walls, and the stripping of modern wall, ceiling and floor finishes at basement level; (ii) Permission is sought for internal alterations to the basement to provide five en-suite bedrooms including layout alterations and replacement of existing uPVC windows to the rear elevation (basement level only). Permission for the construction of two new sheltered 'loggia', one to the assembly hall facing west (34.4sqm covered footprint) the second to the southern elevation of the classroom wing (38.5sqm. covered footprint), both provide shelter to the existing external play space together with site works and minor modifications where the new structures meet the existing buildings.

PROTECTED STRUCTURE: The development will consist of the installation of an ATM machine to the existing shop front to the south-east elevation. No. 145 is listed in Dublin City Council's record of protected structures - Ref 6433.
The application seeks modifications to the previously approved permission DCC Reg. Ref. 2556/20. Modifications are to include: the addition of 4 No. apartment units achieved by way of an additional floor, to the previously granted scheme bringing the total no. of floors of the building from 4-storeys to 5-storeys and increasing the total number of apartment units from 13 No. apartments to 17 No. apartments consisting of 8 No. one-beds and 9 No. two-beds. All with associated bike store, bin store, landscaping, and site works.
PROTECTED STRUCTURE: (RPS. 3138) - The site is located at the junction of Gardiner Street Upper and Sherrard Street Upper, Mountjoy, Dublin 1. The proposed development will consist of the raking out and repointing of the brickwork to the front, rear and side facades of the building, including the three-storey structure to the rear and all chimneys using traditional tuck-pointing detail; cleaning of granite coping, cornice, cills and string course to all facades, cleaning of granite plinth to front railings, cleaning and re-pointing of limestone to rear facades and cleaning of lined plaster render to front and side elevation to the lower ground floor.
PROTECTED STRUCTURE: For the remodelling of the Ground floor of 145 Parnell Street, Dublin 1. (Protected Structure -Ref 6433). The development will consist of internal remodelling of Ground Floor with change of use from retail use to coffee shop with ancillary takeaway with 5 internal seats and servery with robot coffee machine with service counter and ancillary staff accommodation with retention and making good of existing shopfront with new external signage and lighting.
PROTECTED STRUCTURE (Ref: 6433): The remodelling of the existing basement and ground floor. The development will consist of internal remodelling of basement interior (28m2) to provide storage space for the ground floor unit (41m2) with change of use from retail use to coffee shop with ancillary takeaway with 5 internal seats and servery with robot coffee machine with new parcel post office with service counter with street access from existing side door and ancillary staff accommodation with retention and making good of existing shopfront with new openable concertina glazed shopfront with service counter with new coffee hatch to side elevation facing North Great Georges Street with new natural ventilation openings to basement and ground floor with new external signage and lighting.
RETENTION PERMISSION is sought on behalf of Thibault Peigne for (i) the retention of two arrowheads that are painted onto the front façade between the two windows at the first-floor level, (ii) a roller shutter and (iii) a retractable awning attached to the shop front façade of No. 147 Parnell Street, Dublin 1, DO1 V4A8. A separate licensing application is being submitted for one A1-size Ad Board (pavement sign) to be placed on the public footpath abutting the property No. 147 Parnell Street.
The development will consist of the demolition of No. 10 and No. 11 Belvedere Court and construction of 14 No. 2 bedroom apartments, in one four storey block with a step down to three storey to the rear, (gross area c. 1,106sqm, site area c. 414sqm), arranged around 2 no. external courtyards / lightwells, with balconies to front and rear at ground, first, second and third floor levels, third floor roof level landscaped communal open space to the rear (c. 75sqm), solar roof panels and green roof over four storey block, pedestrian and cycle entrance off Belvedere Court, 18 no covered cycle spaces, associated residential bin storage and all associated site works.
RETENTION & PERMISSION: Retention Permission on ground floor and basement of building for; (i) Change of use from a shop to a Somali restaurant for the preparation of hot and cold foods for consumption on the premises, operating seven days a week from 7am to 10pm, with associated signage. (ii) Planning Retention Permission also sought at ground floor for alteration of internal layout, including; reception area, dining area, and kitchen, and at basement level, including, staff toilets, staff cloakroom, and 1 no. store, with connection to existing services and all associated site works. (iii) With Permission sought to alter existing internal layout at ground floor, to include; male and female toilets, and unisex disabled toilet, proposed corridor and widening of existing corridor and rear door, alterations to kitchen area, refrigeration room, staff canteen room with proposed window to rear elevation, and store. PROTECTED STRUCTURE: We, Mescar Designated Activity Company, intend to apply for planning permission for development at this site at 124-126 Parnell Street (a protected structure RPS Ref: 6421), Dublin 1. The proposed development will consist of the provision of internal window guarding in the form of 460mm clear glass panels to a height of 1100mm above finished-floor level and fixed back to the wall either side of the window architrave. The window guarding is proposed at upper floor levels on the southern and northern elevations and relates to 28 no. window openings in total.
The development wil consist of provision of off licence (7.5sqm) subsidiary to the main retail use.

PROTECTED STRUCTURE: planning permission for the development will consist of 1. the removal of the push-out toilet structure and double doors to the rear of the building off the half landing leading to the second floor, 2. the installation of a new window on a granite cill and brick dwarf wall to replace the removed double doors noted at 1 above, And all ancillary works.
