The development will consist of: The removal of the side entrance porch to the northerly building no.1 (South Side Storage), the lean-to structure to north westerly building no.2 (Smith Automotive) and ancillary structures to the north west to facilitate the development. The construction of 4 no. 3 storey, 4 bed, terraced houses located on a site measuring c. 0.23 hectares. Access to the proposed development will be from Leopardstown Road to the north of the proposed development site and via the adjoining permitted development “Chadsley Garden” to the east (permitted under Ref.s D22A/0508 & ABP-315388-22 & thus having the effect of modifying same), which is located to the rear / south-east of Chadsley House (A Protected Structure, Dún Laoghaire Rathdown County Council RPS 2055). The proposed development includes for all associated site development works, car & bicycle parking, public lighting, open spaces and landscaping etc.
The proposed development will consist of: i) The demolition of existing buildings comprising c.104 sqm. of floor space including: the existing link building (c.62sqm. gross floor area) that connects the Glens building to the existing hospital, and three existing rooms to the south side of the main spine corridor, adjacent to the Day Care Centre (c.42 sqm); ii) The construction of a new c. 9,284 sqm. gross floor area extension to be developed to the south of the existing Leopardstown Park Hospital building which will consist of 2 no. residential care building blocks providing 125 no. single ensuite bedrooms (1 no. 2 storey residential care block containing 50 no. bedrooms and 1 no. 3 storey residential care block containing 75 no. bedrooms) along with day rooms, dining rooms, activity and therapy rooms, staff support rooms and kitchen facilities connected by a new single, 2 and 3 storey central circulation street which links back to the existing hospital at ground floor level. The new development will also include minor refurbishment to the existing hospital to accommodate the connection point to the new link for the proposed central circulation street. No works are proposed to Leopardstown Park House (A Protected Structure). iii) The construction of a new single storey Mechanical and Electrical Compound (c. 370 sqm. gross floor area).The Mechanical and Electrical Compound also contains an ESB Substation; iv) Reconfiguration of existing car parking layout to provide a total of 109 car parking spaces within the red line boundary, comprising: 99 standard spaces, 6 accessible spaces, and 5 parent and child spaces. A total of 22 spaces will have electric vehicle charging points, and ducting will be provided for an additional 44 electric vehicle charging points. A total of 5 motorcycle parking spaces will be provided. v) A new single storey, secure bicycle store enclosure (c. 27 sqm.) located to the east of the main entrance providing 12 no. long-stay bicycle spaces. Provision of 21 no. short-stay bicycle spaces (20 no. existing and 1 no. new cargo-bike space); vi) The relocation and repair of a 33m section of walled garden boundary railings and gates to replace the low-level garden wall (1990s construction), the reopening of an existing closed-up door way within the wall, and repair and refurbishment works to the original walled garden wall; vii) The planting of 4,940 new trees (168 semi-mature trees, 4,772 small trees) to mitigate the removal of 39 trees (net increase of 4,901 trees), and relocation of 5 existing orchard trees into woodland; viii) Proposed modifications to the existing road network within the campus to access the new extension and associated Mechanical and Electrical Compound, planted perimeter landscaping with fence along the north and west boundaries (c. 1.8m high on northern boundary and 2.4m high on western boundary), temporary construction compound and construction road to the west of the hospital and general landscaping modifications including tree removal and compensatory planting; ix) The proposed development also includes all ancillary site clearance, enabling, construction, site development and landscaping works, which include but are not limited to: temporary haul road and temporary construction compound, the diversion and upgrade of existing hospital campus site services, new infrastructural services, plant, SuDS drainage and attenuation measures, watermains and communications networks, the upgrade of the combined sewer and a new watermain along the access road to the north of the hospital and all required phasing, sequencing and site development works; x) An Environmental Impact Assessment Report (EIAR) and a Screening for Appropriate Assessment Report have been prepared in respect of the proposed development.
The creation of additional screened external plant space at roof level, the removal of existing screened plant in lieu of additional green roof at roof level and the installation of additional screened plant space suspended externally below first floor soffit at ground floor car park. The proposed works create no additional gross floor area to the development.

The lands are generally bounded to the west by the former Harcourt Street tramline corridor and Leopardstown Racecourse, to the south by Brighton Wood development, and to the north by private grounds of an existing dwelling ‘Goleen’. Construct a single storey rear and side ground floor extension together with the provision of a rear dormer to the existing attic space, in conjunction with the installation of new velux roof lights to the front and rear of the existing roof. The works will include a 25sqm garden room, incorporating a gym and bathroom. Extensive internal alterations and modifications will be carried out to the existing dwelling, including the lowering of the cills to the ground floor windows of the front elevation. Retention planning permission for amendments for development permitted under D20A/0408. The amendments to the permitted nursing home building for which retention permission is sought consist of: Amendments to the permitted stair core no. 1, resulting in a reconfigured layout at each floor level and a total reduction in gross floor space by 15 sqm to 8143 sqm. Amendments to the courtyard elevations, including revised elevation materials, revised fenestration and the omission of 1 no. access door to each external roof terrace area at second floor level. Amendments to amalgamate the permitted plant rooms at ground floor level into a single plant room, with the omission of 1 no. external door. A 10 year permission is sought for development on a site of 2.13ha bounded to the north by Sandyford Office Park; to the east by Blackthorn Avenue; to the south by Sandyford Park and the Leopardstown Office Park; and to the west by Sandyford Business Centre. The proposed development comprises of the construction of 5 no. five storey office buildings (Block A-E), with a total floor area of 46,559 sq.m organized around a landscaped public park and pedestrian plazas. All blocks will have set back upper floors and will contain landscaped terrace areas on upper floors. Block E will contain a ground floor cafe space of 645 sq.m. Blocks A, B and E will contain sub-stations. An identification totem sign is also proposed. The buildings are over 2 separate single level basements east and west bisected by the Carysfort/Maritimo culvert. The basement level contains plant areas, bin stores, changing rooms and provides a total of 423 no. car parking spaces, of which 47 are for E-charging and 23 are wheelchair accessible. The proposed development also includes cycleways, landscaping, tree planting, road markings, dropped curbs, crossovers as well as new separate vehicular access and exit routes off Blackthorn Avenue. Permission was previously granted (Reg Ref D15A/0560) on this site for a similar development of 5 office buildings containing 41,871 sq.m of office space over basement and similar works to the public realm. The application is accompanied by an Environmental Impact Assessment Report (EIAR).
The development will consist of i) demolition of modern conservatory and 2 No steps to the south west elevation, single storey carport, and swimming pool house. ii) removal of external spiral metal staircase, external door and window to south east elevation, partition walls, doors, sanitary ware and furniture, not more than 20 years old. iii) Proposed retention, repair, refurbishment, restoration and conservation of brickwork, floors, roof slates, timber, down pipes, soffits and fascia boards. iv) installation of new entrance door, canopy and 2 no. steps to the south west elevation, new door and window to the south east elevation, inner glazing to all existing windows, new window to the north east elevation and blocking of external door opening to the south east elevation. The new development will provide for (a) the refurbishment, internal separation and material change of use of Saint Joseph’s House (a Protected Structure, RPS No. 1548) from former residential care facility to residential use and a childcare facility; and (b) the construction of a new build element to provide for an overall total of 463 no. residential units, residential amenity space and a café.
