The application site, of 15.02ha, comprises a land parcel dissected by the Donabate Distributor Road (DDR). The site is bounded by existing residential development of The Links and St. Patrick's Park to the west, the wider undeveloped Ballymastone lands and The Priory to the north, greenfield residential development lands (as permitted under F17A/0373 and F20A/0510) and New Road to the South, and St. Patrick's GAA Club and Donabate Golf Club to the east. The proposed development will consist of the construction of a residential development, which represents Phase 1 of the wider development of the Ballymastone Lands (as identified in the Donabate Local Area Plan 2016 (as extended)), ranging in height from 2 to 6 storeys to accommodate 432 no. residential dwellings (including a mix of apartments, duplexes and houses), a crèche and public open space.
