The basement will include a new kitchen, bicycle storage, offices, toilets and storage facilities. The application will include all modifications to existing water services ancillary to the development.
PERMISSION The development consists of the demolition of a part 2 storey part single storey area to the rear of 8 Meath Street facing Hanbury Lane Dublin 8 and for alterations to the ground floor of the existing retail unit and for the construction of 3no. 3 storey town houses with 3 bedrooms and 1no. 2 storey over ground floor 2 bed apartment and for all associated site works.

PERMISSION: amendment permission to the permitted Hotel development granted under DCC Reg. Ref. 4262/19 & amended under Reg. Ref.. 4017/20 (ABP Ref. PL29S.309781) at a 0.1401 HA site on lands at Molyneux Yard and Engine Alley and the site to the rear of No. 83 Meath Street, Dublin 8 (the site includes No.75 Molyneux Yard as detailed on Eircode Mapper). The development will principally consist of: the provision of a new stair core and amendments to the layout of all permitted stair cores, as required for the fire safety certificate, resulting in an increase in floor area by c. 8 sq m; a reduction in the number of Hotel bedrooms from 265 No. to 235 No. bedrooms; a minor increase in the maximum height of the building by 0.58 metres to cater for lift overruns, minor revised elevational treatments; internal changes to the permitted internal layout; and all associated works.
The development will principally consist of modifications to the permitted 1-8 no. storey over basement and part-lower ground floor Hotel (7,969 sq.m) comprising 244 no. bedrooms, as granted permission under DCC Reg.Ref. 4262/19. The amendments principally comprise additional site area to the north of the site (to the rear of No. 83 Meath Street) and the re-alignment of the redline boundary to the rear of No. 82 Meath Street, resulting in an overall increase in the site area by 120 sq.m from 1,281 sq.m to 1,401 sq.m; the provision of an associated lateral extension and rationalisation of the existing floorspace to provide a 265 no. bedroom hotel (8,155 sq.m); the relocation of external plant from fourth to fifth floor level; and all associated site works above and below ground.
The development will principally consist of the demolition of all shed structures on site (647 sq m) and the construction of a part 1 No. to part 8 No. storey over basement and part lower ground floor hotel, providing 261 No. bedrooms (8,369 sq m). The proposed development comprises a change of use of the permitted Retail/Restaurant unit (439 sq.m) at ground floor level (under Planning Ref. 3475/19, as amended by Ref. 2742/20) to a Brewpub (combination of a microbrewery and a public house / restaurant) together with internal alterations (including the formation of a new 60 sq.m mezzanine level / display balcony); provision of 5 no. internal bicycle parking spaces and works of conversion and fit out to facilitate the proposed change of use. Planning permission for development to amend a previously permitted student accommodation and cafe scheme (DCC Reg. Ref. 2990/14 ABP Reference PL29N.244466; DCC Reg. Ref. 4643/17; DCC Reg. Ref. 4644/17) on a site of 0.19 hectares at Nos. 27-31 Church Street, Dublin 7, D07 RR82. The proposed development will consist of the use of the permitted Student Accommodation for Tourist and Visitor Accommodation outside of academic term time only by the omission or modification of Condition No. 18 of Register Reference 2990/14 (ABP Reg. Ref. PL29N.244466) to make the permitted use consistent with the definition of student accommodation in the Planning and Development (Housing) and Residential Tenancies Act, 2016. The principal permitted use as student accommodation during academic term time will remain unchaged. No change is proposed to the permitted cafe (with ancillary takaway) and no works are proposed.
Permission for the installation of three telecommunication antennae and ancillary equipment on the rooftop of the electricity substation building at ESB's Francis Street 110kV Electricity Substation, Francis Street/Swift's Alley/Garden Lane, Dublin 8. The site is located in an Architectural Conservation Area.
Permission at Nos. 1-6 Haymarket, Nos. 56-58 Smithfield, including Smithfield Chambers, Smithfield, Dublin 7 (the site is bounded by Haymarket to the north; Arran Quay Terrace to the south, Burgess Lane to the west and Smithfield to the east). The proposed development consists of amendments to a previously permitted development under DCC Planning Ref. 3475/19 to include the following: (a) Omission of Condition 4 (requiring the provision of shower and changing facilities for each office floor to cater for cyclists employed in the building) to provide separate male, female and disabled persons changing and shower facilities along with cycle storage facilities at Basement -2 level only, to cater for cyclists employed in the building; (b) External alterations include the removal of the permitted roof-top plant and the provision of a new sixth and seventh floor (measuring approximately 2,274 sq.m (GFA) extension that will deliver an additional 1,810 sq.m of office floor space (NIA). The proposed extension is set back from the eastern facade to provide an east facing roof terrace at sixth floor level. A combination of enclosed rooftop plant rooms and open rooftop plant areas with associated plant screening that measure approximately 2.7m in height (above rooftop level) is provided along with Photo Voltaic (PV) panels and green roofed areas. In the interest of clarity it should be noted that no changes are proposed at basement to fifth floor levels (with the exception of the omission of Condition 4) of the previously permitted scheme under DC Ref. 3475/19.
PROTECTED STRUCTURE Planning permission is sought by Building Futures Limited for development at 134 Thomas Street West, Dublin 8, D08 T6 H9 (a Protected Structure RPS Ref. no. 8795). The development will consist of refurbishment of the first, second and third floors; Internal works proposed: (i) Upgrading of electrical and mechanical services to comply with current Building Regulations; (ii) Removal of temporary propping and stiffening of the existing suspended timber floors at first, second and third floor. External works:(a) Removal on non original PVC windows to the front façade only at first, second and third floor and replacement with painted timber one over one sash windows; (b) Insulating existing felt flat roof and provision on AOV. (c) Upgrade to existing outshot off staircase to include insulated slate pitched roof and lightweight plastered insulated external walls;
