Ref. 7802 and 7803), Dublin 2 to provide for a mixed-use development comprising 5 no, apartments and the construction of a hotel development to the rear. (Part) CHANGE OF USE. Permission for development at Four and Five Park Place, Adelaide Road, Dublin 2 (scheme permitted under Reg. Ref. 2388/18 (ABP-301931-19), as amended under Reg. Ref. 3292/21; 5019/22; and 3005/24 (ABP-319376-24)). The proposed development consists of the following: - Subdivision and part change of use of retail/restaurant/café unit at ground floor and first floor level. The unit was permitted as a retail/restaurant/café unit of 345 sq.m. at ground level and 309 sq.m. at first floor level. PROTECTED STRUCTURE: the proposed development relates solely to the sports hall located to the south-east of the overall landholding, which is within the curtilage of the protected structures. No works are proposed to any designated protected structures. The development will principally consist of a 168.8 sq m extension to the building comprising a lateral extension 82.6 sq m along the south western elevation at ground floor level and a vertical extension of 86.2 sq m along the north western elevation at first floor level (no change to maximum height of the building); reconfiguration of the internal layout; general elevational changes; replacement of roof and rooflights; plant including new heat pumps on the north-eastern elevation of the building and all associated site works above and below ground.
PROTECTED STRUCTURE: Permission for development at a site of c. 0.03ha located at Stable Lane, off Clonmel Street, at rear of 87-91 Harcourt Street, Dublin 2. The development will consist of the following: Construction of a residential development comprising 8 no. apartments (4 no. 3 beds, 4 no. 2 beds), a lobby and roof terrace, in a new five-storey building over an existing basement, substation and car lift. The proposal will also provide for 24 no. cycle parking spaces within the existing basement. The development will be accessed from Stable Lane to Clonmel Street. The development is within the curtilage of a protected structure (former national hospital, 87-91 Harcourt Street).
PROTECTED STRUCTURE: The development will consist of the construction of a single-storey extension to the rear of an existing mid-terrace four-storey over basement educational premises. The extension, with a floor area of 25 square metres will provide storage and library facilities for students attending the education facility.
Permission for development at a site located at Hatch Street Upper (to the north), Harcourt Street (to the west) and a public plaza to the west, Dublin 2. The site consists of the northern element of the platform building (former Tripod bar and venue) of the former Harcourt Street Railway Station. A part of a protected structure is situated within the application site (RPS Ref. 3514: former station roof and facade). The development consists of the following: i) Subdivision of retail/restaurant unit to the northern end of the building to provide for a new 40 sq.m. unit; ii) Replacement of existing stone faced doors with glazed entrance doors within an increased ope, incorporating a backlit signage zone within the fanlight; iii) Signage to external wall and commemorative plaque; iv) All ancillary and associated site development works.
PROTECTED STRUCTURE: RETETION/PERMISSION: The development seeking retention permission consists of the repointing works to the front brick façade. The development seeking permission will consist of the change-of-use of the entire building from commercial use to residential use consisting of 6 apartments, the renovation of the entire building, front courtyard and rear courtyards, the construction of a boundary wall in the rear courtyard, the provision of bicycle and bin storage, the provision of an AOV and all associated site works.
PROTECTED STRUCTURE: The development will consist of a 52 bedroom expansion of the Iveagh Garden Hotel by:- • Change of use of 71 Harcourt Street from office to hotel, with associated internal reconfiguration and removal of internal partitions; • Construction of 1-7 storey (over double basement) extension to the rear of 70 and 71 Harcourt Street; • New openings in the rear elevation of No. 71 to connect to the extension; • Construction of additional set-back floor above 71 Harcourt Street. The new hotel accommodation in the extension to Iveagh Garden Hotel will consist of:- • Lower basement (Level -2) accommodating storage and plant; • Basement (Level-1) accommodating meeting rooms, toilets and plant; • Lower Ground level to provide new link to Iveagh Garden Hotel under Stable Lane with accommodation including meeting rooms and bedrooms; • Ground to Fifth Floor to accommodate hotel bedrooms; • Cantilevered external plant area on south elevation at third floor level. The development will include demolition of 20th century extension to the rear of No. 70 Harrington Hall, creation of new entrance to 71 Harcourt Street from Stable Lane, and all associated site development works and services.
Blossom Lodge UC, Ally Grove UC, Dara Rock UC, Lisrua UC, Sunny Quarter UC and Fenderside UC intend to apply for planning permission for development at Park Place, Adelaide Road, Hatch Street Upper and Harcourt Street, Dublin 2. The proposed development consists of the following: • 6 no. freestanding totem signage facing Adelaide Road, Hatch Street Upper and Harcourt Street; • 3 no. wall mounted amenity signage facing Adelaide Road, Hatch Street Upper and Harcourt Street; • 1 No. wall mounted logo on substation wall facing Harcourt Street; and • All associated works to facilitate the development.
RETENTION: permission for the change of use of the house from residential to short term letting, all at this site.
PROTECTED STRUCTURE: The development consists of general façade maintenance and cleaning works including: (1) The removal of plant growth from the façade and gutters; (2) The local repair of pointing to the granite façade elements (steps, columns and cappings etc); (3) The local repair of pointing to the brickwork and (4) Cleaning the entire façade and (5) Repainting of windows and entrance portico. The building is a protected structure in a Strategic Development and Regeneration Zone.
PROTECTED STRUCTURE: The development will consist of the refurbishment and change of use of the 5-storey (4-storey over basement) terraced property, from office use to 4no. 1 bedroom residential units and 1no. garden. The proposed development relates solely to the Sports Hall located to the south-east of the overall landholding, which is within the curtilage of the Protected Structure. No works are proposed to any designated protected structures. The proposed development amends a permitted development as granted under DCC Reg. Ref.3171/24.
